Thinking About an Airbnb? What You Can and Can't Write Off

Buying a home to rent on Airbnb or VRBO won't let you deduct the purchase price.

What you can deduct: mortgage interest, property taxes, insurance, utilities, cleaning and booking fees, plus the building itself, deducted over many years. The land is not deductible.

Rental losses usually can't offset job income. A short-term rental can be an exception when guests stay an average of 7 days or less. One common way to qualify: more than 100 hours a year, and no less than anyone else who works on the property.

Using the home yourself too much can limit deductions, and depreciation claimed may be taxed when you sell.

What to do: Keep a log of your time, keep it with your records, and share a copy with your tax preparer. It is not filed with your return, but it is your proof if the IRS asks.

Buying Equipment? Timing Matters Before December 31

For 2026, businesses can generally deduct the full cost of qualifying equipment, machinery, and off-the-shelf software in the year it is placed in service, through Section 179 (up to $2,560,000) or 100% bonus depreciation.

The key words are "placed in service." Equipment ordered in December but not delivered and set up until January counts for 2027, not 2026.

Vehicles have their own special limits, so talk to us before buying a truck or SUV for the business.

Year-End Tax Planning - Did You Know?

As 2026 winds down, now is the time for a year-end tax checkup — not in April, when most moves are already off the table.

Review your income, withholding, and estimated payments so far, tidy up your books and receipts, and check whether retirement contributions through payroll or planned deductible expenses still need to happen before December 31. Many year-end moves only count if they are completed by year-end.

Also mark January 15, 2027: that is when the fourth-quarter 2026 estimated tax payment is due.

A short planning review now can make filing season much smoother.

More OBBB Changes Worth Knowing Before Year-End – Did You Know?

The One Big Beautiful Bill Act also made several quieter changes that affect many filers:

• SALT cap raised to $40,000 for 2025 (was $10,000), phasing down for very high incomes, back to $10,000 in 2030
• Bigger standard deduction for 2025: $15,750 single, $31,500 married filing jointly, $23,625 head of household
• Child tax credit increased to up to $2,200 per qualifying child
• Clean energy credits are ending: the EV credit ended September 30, 2025, and home energy credits end December 31, 2025

Year-end is the time to check how these pieces fit your situation — once January arrives, most 2025 moves are off the table.

Bought a New Car? Your Loan Interest May Now Be Deductible – Did You Know?

For the first time in decades, interest on a personal car loan can be deductible — thanks to the One Big Beautiful Bill Act, for tax years 2025 through 2028.

• Deduct up to $10,000 of interest per year, even if you take the standard deduction
• The vehicle must be new, for personal use, and final-assembled in the United States
• The loan must have originated after December 31, 2024
• Phases out above $100,000 modified AGI ($200,000 on a joint return)

Keep the interest statement your lender sends — you will need the number at filing time.

Age 65 or Older? You Get an Extra $6,000 Deduction – Did You Know?

For tax years 2025 through 2028, taxpayers age 65 and older get a new 'senior bonus' deduction under the One Big Beautiful Bill Act.

• $6,000 per eligible person — $12,000 for a couple when both spouses qualify
• On top of the regular standard deduction and the existing extra amount for age 65+
• No itemizing required
• Phases out when modified AGI passes $75,000 ($150,000 on a joint return)

If you turned 65 this year, this is one more reason to plan before year-end — a little timing can protect the full deduction.

No Tax on Overtime? What the New Deduction Really Covers – Did You Know?

Also from the One Big Beautiful Bill Act: a temporary deduction for overtime pay, for tax years 2025 through 2028.

• Deduct the premium portion of overtime — the extra 'half' in time-and-a-half — up to $12,500 ($25,000 on a joint return)
• Only overtime required under federal law (the FLSA) counts
• Available whether or not you itemize; phases out above $150,000 modified AGI ($300,000 joint)

Keep your pay stubs — they are the easiest way to show how much of your pay was the overtime premium.

No Tax on Tips? The New Deduction for Tipped Workers – Did You Know?

The One Big Beautiful Bill Act created a temporary federal deduction for tip income, for tax years 2025 through 2028.

• Deduct up to $25,000 of qualified tips per year — no need to itemize
• Tips must be voluntary and reported; mandatory service charges do not count
• Payroll taxes still apply — the break is on federal income tax
• Phases out when modified AGI passes $150,000 ($300,000 on a joint return)

If tips are a big part of your income, keep good records during the year — it makes claiming this much easier at filing time.

Missed the October 15 Extension Deadline? - Did You Know?

If you had an extension and October 15 still slipped by, do not panic - but do not wait any longer, either.

Why filing as soon as you can matters:
- The failure-to-file penalty is usually 5% of unpaid tax per month, up to 25%
- Interest keeps accruing on any balance due until it is paid in full
- Filing now stops the biggest penalty from growing, even if you cannot pay everything right away

The IRS offers payment plans, and the sooner you file, the more options you have.

Questions about your situation? V-Tax PLUS can help you get caught up and plan ahead. Call us at (720) 645-8724 or message us here to book a consultation.

Summer Day Camp Expenses May Be Eligible for a Tax Credit – Did You Know?

Parents who paid for their children under the age of 13 to attend summer day camps may qualify to claim the Child and Dependent Care Credit on their 2024 tax returns. This credit provides assistance for parents who pay care expenses for a qualifying child so that they can work or seek work. You may also be able to claim the credit for day camp or other care costs for a dependent age 13 or older with a permanent disability. Note that expenses associated with sending children to overnight summer camps generally do NOT qualify for this credit.

To qualify for the Child and Dependent Care Credit, you must have earned income, and your adjusted gross income (AGI) must not exceed limits set by the IRS. Typically, the credit covers 20-35% of qualifying day camp or other childcare expenses, up to a maximum of $3,000 for one child or $6,000 for two or more children. Your exact credit amount may depend on factors such as your spouse's income and whether you received any reimbursement for childcare costs from a state agency or other source.

When claiming the Child and Dependent Care Credit, you generally must provide the name and taxpayer identification number (TIN) of the day camp or care provider on your tax return. In most cases, married taxpayers must file a joint return in order to get the credit, although exceptions exist for cases where spouses live apart. A tax professional can help you determine whether your summer day camp or other childcare expenses qualify for this valuable credit, and if so, help you maximize your credit amount.
