How's this for a great customer outcome! We had a client refinance with us, as part of our process we reviewed his insurance policies. Little did he know, ( never had an insurance review ) he had a claimable event for a heart attack 4 years prior.
We promptly did a change of advisor and helped him fill out his paper work to get the claim paid! He wasn't just saving thousands in interest with his new home loan structure, he was now in a position to pay off a lump sum!

Some top tips to get you into the best position when approaching a bank for new lending.
1) Account conduct: Lenders will look at your financial character, you need to show them that you're making your commitments on time. Make sure you don't have any failed payments or unarranged overdrafts.
2) Short term debt: Do you have an appetite for spending money you don't have yet?
3) Credit and Store Cards : Lenders will look at what your current balance is and the Limit of your card when assessing your risk profile. The Limit is used as part of the servicing of the loan as this is available funds to you at any point.
4) Proven affordability: Take your current rent payments plus your regular savings does this cover what your proposed mortgage repayments will be? Banks want to know you can afford taking on the new financial commitment.
