When you own more than 1 home and they are in different states only 1 home can be considered your primary residence. In order to establish domicile in the state that has the most favorable tax laws, you must establish domicile in that state to make the home in that state your primary residence.

Individuals can take the following actions to establish a domicile in a new state:
Obtain a driver's license in the new state
Register to vote in the new state
Register your vehicles in new state and update insurance info.
Open bank accounts in the new state
Join organizations in the new state

What Are Gift Card Scams?
• A fraudster pretends to represent a family member, a government official, a powerful company representative, a technical support agent, someone in authority at Bethel, or so forth.
• The scammer attempts to convince you to purchase gift cards. Next, the crook asks you to provide the card number and pin on the back of the cards.
• These scare-tactics are always fake. Unfortunately, the victims almost never recover their money.
• Legitimate parties will never contact members of the public by telephone, text, email, or other means to demand payment via gift card.

1031 like-kind exchanges can only be done using real property held in a trade or business. Taxpayers that own a rental property can make a like-kind exchange to acquire a different property of similar value to defer paying taxes on any gain on the sale of their rental property.

Taxpayers can also:
Convert their primary residence into a rental property to do a 1031 like-kind exchange and alternatively
Convert replacement property received in a 1031 like-kind exchange to their primary residence.

To properly do a Section 1031 like-kind exchange is very complicated. There are many rules that must be followed, or the IRS will disallow it.
