Property Tax Bill Update & Grievance Filing Information

• 2025/26 2nd Half School Taxes: Due April 1, 2026; no penalty until May 12, 2025.

• 2026/27 Assessed Values: Now final as of April 1, 2026. Check values at lrv.nassaucountyny.gov. If reductions match ARC letters, no action is needed.

• SCAR Petition Deadline: If unsatisfied with your 2026/27 reduction and rejected the offer, file by April 30, 2026.

• 2027/28 Grievance Deadline: March 31, 2026. Filing annually helps keep taxes as low as possible. Values can either remain the same or decrease.
• Important Note: DOA's freeze on tentative assessed values does NOT freeze property tax bills or guarantee future reductions.

Please note that the Assessment Review Commission confirmed on Monday, February 9, that all property owners with a valid (non-duplicate) protest should have received an offer for the 2026/27 tax year.

I provided seven specific parcel numbers to the ARC for homeowners who were being told by other firms that no offers had yet been issued. One firm even stated that “they had received offers on approximately 80% of their cases (as had all the other firms )”. In reality, the ARC confirmed that offers were issued on 100% of eligible cases.

Homeowners should be cautious when hiring firms that guarantee results. No firm can guarantee future grievance savings. I provide each prospective client with a realistic, personalized assessment of their potential outcome.

The deadline to file 2027/28 property grievances with the Assessment Review Commission ("ARC") was extended today from March 1 to March 31, 2026.

• While tentative values are frozen, your tax bill can still increase. However, your assessed value can be reduced by grieving keeping taxes as low as possible.

• Reductions from the last filing period (except for the 6% cap, if applicable) do not automatically carry over, requiring owners to apply every year.

• Homeowners received 2026/27 reductions last year, even when comparable sales were 30–40% above the tentative market value because the ARC uses a different Level of Assessment than the Department of Assessment, which sets the values.

• Homeowners authorize me to file grievances allowing them to keep 100% of their savings, for a low, fixed fee, rather than paying a percentage to a contingency-based firm.

The NOTICE OF TENTATIVE ASSESSED VALUE is for the 2027/28 assessment roll. IT’S SIMPLY A NOTICE AND SHOWS TENTATIVE VALUES REMAIN FROZEN.

This notice is UNRELATED to your 2026/27 property grievance filed last year with the Assessment Review Commission (ARC). The letter does not reflect the outcome of your 2026/27 grievance or any lower accepted settlement offers, if applicable.

2026/27 Final Values:
o The Tax Roll Status will change from "Tentative" to "Final" on the Land Record Lookup website on 4/1/2026.
o Final values will reflect the outcome of last year’s grievance with ARC.
o If you rejected ARC’s final offer, you can file a SCAR (small claims) petition in April 2026.

Tax Calculations:
o The 2026/27 FINAL values will be used to calculate property taxes owed starting with the October 2026 School bill and the January 2027 General bill.
o Property taxes = Taxable Value × Town’s Tax Rate.

Important Notes for 2027/28:
o 2026/27 reduced values do not carry over to the 2027/28 filing period.
o Frozen tentative assessed values do not mean your tax bills are frozen.

Keeping Taxes Low:
o To keep taxes low, apply for a reduction every year.
o After grieving, values will either remain the same or be reduced.
o Reductions are possible even with HIGHER comparable sales than your tentative market value because ARC uses a different Level of Assessment ratio than the Department of Assessment.

Filing Deadline:
o The Level of Assessment ratio is announced after the grievance filing deadline.
o Be sure to file your grievance by March 2, 2026.

Assessment Updates for 2025/26 - As of April 1, 2025, property values for the 2025/26 assessment period have been updated from Tentative to Final at lrv.nassaucountyny.gov reflecting the outcome of property tax grievances filed last year.

Looking Ahead: 2025/26 property tax bills will be posted online:

October 1, 2025: School and January 2, 2026: General
These bills will reflect accepted assessed values, exemptions, and updated tax rates. At that time, your property grievance savings can be calculated.


Didn’t Receive or Accept an Assessment Reduction Offer for 2025/26?

If your grievance was denied or you rejected the offer, you still have time to appeal. You can file a Small Claims Assessment Review (SCAR) appeal until April 30, 2025.


2026/27 Grievance Filing Update:
The deadline to file for 2026/27 was April 1, 2025. If authorized to file on your behalf, expect an email with my recommendation to accept or reject the ARC’s offer later this year.
