They told you the good money would make California comfortable. So why does it never feel like enough.

Here is the same life side by side. Orange County versus the Treasure Valley.

A median home in Orange County right now runs about 1.3 million dollars. The same family home in Meridian or Star runs around 550 thousand. That is not a small gap. That is a different monthly payment buying twice the house.

Then stack the rest. A mortgage that is less than half. A top income tax rate of 13.3 percent versus a flat 5.3 here. Cheaper gas, cheaper registration, childcare that does not eat an entire paycheck. It adds up to thousands a month you never see itemized, because nobody hands you the whole bill at once.

I will be honest about the other side. Idaho taxes groceries and California does not. It is not cheaper on every single line. But add it all up and it is not close.

I am not telling you to panic. I am telling you to actually run your own numbers instead of assuming you cannot afford to leave. Most families are stunned by what the same paycheck survives here.

Nobody is going to tell you how rare this actually is.

Single level homes in the Eagle area under $1M are disappearing. And this one comes with an assumable VA loan at 3.75%. For qualified VA buyers that is not a small thing. That is thousands of dollars a month in difference depending on where rates go.

Here is what you are actually looking at.
$985,000. 3 beds, 3 baths, 2,854 sqft. Built in 2022. Cul-de-sac. No rear neighbors.

3-car garage. Office. Bonus room. No carpet throughout.

The kitchen has double ovens, quartz countertops, stainless steel appliances, and a large center island. The primary suite has a freestanding soaking tub, walk-in shower, dual vanities, and a walk-in closet. Large windows. Covered patio. Natural light everywhere.

And then there is the community itself.

Dry Creek Ranch has a resort-style pool, a fitness center that is genuinely impressive, a clubhouse, pickleball courts, parks, and equestrian facilities. This is not an average neighborhood. The amenities are real.

I know what you are comparing this to back in California. know what $985K gets you there. I know the commute, the density, the cost of everything, the feeling of just surviving instead of actually living.

This is what the other side looks like.

Stop waiting for California to get better. It is not coming back, and deep down you already know it.

Every year you tell yourself the same thing. After this school year. After we save a little more. After the market settles. Next year will be different.

It will not be. You are not waiting for a better time. You are waiting for permission you are never going to get.

I did the same thing for ten years. I kept hoping the place I loved would turn back into the place I remembered. It never did. I just got older waiting.

Here is the part nobody will say to your face. The California you are holding on to already left. You are paying a premium to grieve something that is gone.

I am not telling you Idaho is perfect. It is not. It has its own problems and not everyone should move here.

But there is a difference between leaving in defeat and leaving on purpose. One feels like running. The other feels like finally choosing your family over a story that stopped being true.

You only get so many years with your kids at home. Do not spend another one waiting.

I grew up in Orange County. I know exactly what $500K feels like in Southern California.

680 square feet. Iron security fence. Bars on the windows. A house built in 1921. And with an FHA loan at today’s rates, 3.5% down, you are looking at over $3,200 a month before taxes and insurance.

That is not a typo.

In Star, Idaho, that same loan gets your family 4 bedrooms, 3 bathrooms, a 2-car garage, and a real yard. And you know what is not in a single listing photo out here?

Window bars.

You do not need them here. I do not even think about that here. My kids play outside. My neighbors wave. The doors in this town do not need iron gates in front of them.

The payment is not even the point. The point is what you are actually buying with it. In California that money buys you survival. In Star it buys you a life.

I made this move. I left OC in 2024 and bought my home in Star sight unseen over a video tour. I know what people are scared of and I know what they do not find out until after they get here.
