Welcome to the first day of tax season!!! I am posting to let you know that your tax man Kevin is watching over each of you. We know that William and the crew will give you the BEST service in the area and that you will still have the experience you are accustomed to.

It is with great sadness that we must inform you of the passing of Kevin Smith. Kevin was the Owner and Operator of AC Tax for 30 plus years. The business began in the early 70s with his Mother at the helm. He took so much pride in all of his clients whom he considered friends over the many years of service. Kevin was diagnosed with pancreatic cancer in March of this year. He fought valiantly and so desperately wanted to continue to be your tax man.
When he realized that the next season was not going to be possible for him, he looked for someone that could continue the tradition of AC Tax. Through a mutual friend he was placed in contact with William Sharpe. William grew up in a family tax business that his Grandfather started in the late 60’s and has been practicing for 25 years. Much like Kevin, he will keep it on a personal level like you have come to expect with AC Tax, where you’re not just a number.
The business will remain AC Tax Service during the transition and a portion of the fees will go directly to the Smith family. You’ll continue to see some of the same familiar faces from past years. We hope you decide to continue choosing AC Tax Service for years to come.
Our family thanks you from the bottom of our hearts. We are honored that you allowed Kevin and AC Tax to become your friend. Blessings to each of you.

Hello All! I am helping Kevin process tax files that were dropped off and extensions were filed. We had so many and tried to let everyone know the situation that Kevin was dealing with and that you were welcome to take them elsewhere at that time. I want you to know that everyone’s taxes will be filed as we are working through them and will be calling to arrange for pick up. If we filed an extension, you have till October 15th to get them filed, but planning on having them all done by the end of June. However if you would like to pick up your tax documents and take them elsewhere, please leave a message here and I will make arrangements to be at the office for you to pick them up. Kevin apologizes and wishes things could be different, but at this time has to keep his health at the utmost importance.

Dear AC, tax friends,
 it is with great disappointment that we must make the decision to close AC tax for the remainder of the season.

At this time, Kevin must focus on his health. This was not an easy decision, but it is what is best. We ask, you sent prayers and good energy his way.

Beginning Tuesday, April 9, 2024 we will no longer except new business for the remainder of the season. All appointments and drop offs will be honored. if your taxes have been dropped off, we will contact you with a pick up time.

Hello All: We apologize for how A C Tax Service has been run this season. Kevin has health issues that are being dealt with. Doctors appointments and medical treatment are not kind to office hours therefore he has needed to be out of the office at varying times. We ask for your patience and understanding at this time. Taxes which have been dropped off WILL be completed but the wait time is growing. We apologize for this inconvenience to you. If your taxes are waiting to be done and you need them sooner please drop by and pick up to have another tax preparer finish them this year.
The office will begin closing at 5PM M-F going forward. This will give us time to complete drop offs. In the future office hours will be posted on door if Kevin is needing to be gone.
Once again we apologize for the inconvenience but ask for your prayers as we deal with Kevins health issues.

ATTENTION HOMEOWNERS!!

I have had multiple calls and messages in the last couple days so thought I would put a message out. Last week we all found a glorious piece of mail in our mailboxes🙃….

YES those lovely real estate tax bills in a pretty spring color☀️🌸. (Every county is a different color)

YES you have to pay that bill if you want to keep your home…HOWEVER if your taxes are escrowed which means the lender holds out a certain amount of your monthly payment for taxes and insurance, then your lender will be paying the amount shown on that lovely piece of paper.
If you have any doubt or questions… please contact your mortgage company and discuss with them. They should have received a copy as well, but if you are worried about that.. again please contact your mortgage company.

If your taxes are NOT escrowed… which means the MORTGAGE HOLDER DOES NOT hold money out of your monthly payment…YES you owe the amount shown due no later than 5pm June 1st WITHOUT PENALTY!

DO NOT THROW THAT PEICE OF PAPER AWAY… make is easy on your income tax preparer and put it in with your income tax papers for the filing of your 2023 taxes next year. They will need the tax ID # and amount. SOME…NOT ALL lenders end of year statement has the tax amount shown, but not the tax ID number.

Now here is the big kicker….If your taxes or insurance went up or down… your house payment will also be adjusted… to cover the increase or decrease and we all know that DECREASE is highly unlikely so YES that is why your payment went UP.

Here is a little extra information for you….
We pay taxes in ARREARS, so the tax bill you just received is paying for the taxes that you owned the home/property for 2022.

If you are selling a home… you have to give a credit to buyers for real estate taxes for what you have owned the home. So this is where the confusion comes in for so many… an escrow account Can only have a certain percentage of the tax bill in the account so your escrow does not have the full tax bill amount in it… right now your escrow will have enough to pay the first installment June 1st and then your payment for the next few months will pay into the account to pay the second installment September 1st…. After that September installment your escrow account will be very low as your now starting that account all over to start collecting for the 2023 tax bill that will be due June 1st 2024.

When you sell your home… you are NOT paying double taxes… you will receive whatever funds are in your escrow no later than 30 days AFTER closing, but you will NOT receive that full tax amount that you gave a credit for cause your not just paying in for the tax year that your in….Sometimes your escrow account is hefty and sometimes it is not so hefty…. Just depends on the time of…. You can always check your escrow balance.

Taxes and prorations are always one of the hardest things to explain in my job, but I am available for any questions and will do my best to explain it….
HOWEVER… your mortgage holder is also a very good source to explain how escrow accounts work.
