I want to tell you something about fall buyers in the OKC metro — because they often get underestimated:

Fall buyers are some of my favorite clients.

They're not driven by the school-start deadline panic. They're not competing in the spring frenzy. They've usually been thinking about this for months, know what they want, have their pre-approval in order, and are making a deliberate decision rather than a reactive one.

Home keeping tip before Oklahoma's fall storm season arrives — and this one matters every year but especially after a drought summer:

Check your roof this week.

Extreme heat and UV exposure from an Oklahoma summer do cumulative damage to shingles — accelerating granule loss, cracking, and curling at the edges. After a summer like this one, a 5-minute binocular scan from the ground tells you a lot.

What to look for:
Missing or visibly damaged shingles — often concentrated on south and west-facing slopes where heat and UV exposure are most intense.
Dark streaking — algae growth that indicates moisture retention in aging shingles.
Granules accumulating in gutters — run a bucket of water through the gutter and check what comes out. Granule loss accelerates shingle degradation significantly.
Lifted flashing around chimney, vents, or skylights — the most common entry point for water intrusion when fall rains arrive.

For sellers: roof condition is the first and most scrutinized item in any home inspection. Know yours before your buyer's inspector does.
