Compare Before You Invest.

Two cities can offer similar property prices and completely different investment opportunities.

Vacancy rates, property taxes, rental income, HOA fees, and appreciation potential can all change the numbers.

That’s why I like putting multiple markets side by side before deciding where to invest.

Sometimes a market like Cleveland stands out because several factors work in its favor.

The more markets you compare, the easier it becomes to spot opportunities worth exploring.

The 1% Rule Has Limits.

A $100,000 property bringing in $1,000 a month might look like a solid rental investment.

But what happens when property taxes, HOA fees, and other expenses start eating into that income?

The rent-to-price ratio is a great starting point for screening deals, but it doesn’t tell you the whole story.

A property can meet the 1% rule and still have numbers that don’t work.

👇 Do you use the 1% rule when analyzing rental properties?

Who says you have to wait another year to reach the goals you set for yourself?

Sometimes we get so comfortable with our timelines that we forget to question what’s actually possible.

What if you challenged yourself to think bigger, move faster, and approach the next 90 days with a completely different level of ambition?

You might be surprised by how much you can accomplish when you stop treating your original timeline as a limit.

👇 If you had to achieve your biggest goal in 90 days, what would you do differently?

The people who can help you grow your business aren’t always going to come knocking on your door.

Sometimes you have to book the flight, attend the event, introduce yourself, and start the conversation.

I’ve been traveling a lot lately, and every experience has reminded me how valuable it is to get outside your usual routine.

New perspectives can lead to better decisions, fresh ideas, and opportunities you never planned for.

There’s Always Room to Grow.

One of my favorite things about coaching is helping people recognize opportunities they didn’t even know were there.

Sometimes, a small adjustment to something you’ve been doing for years can completely change your results.

And that’s what makes growth exciting.

There’s always something to improve, something new to learn, and another level to reach.

👇 What’s one small change that made a big difference in your business?

Raising private capital gets easier when you understand what makes an opportunity attractive to the lender.

Think about it from their perspective.

What return could they earn? How is their investment secured? Why should they feel confident putting their money into your deal?

The better you can answer those questions, the more confident you’ll become presenting opportunities.

And your next potential lender might already be someone you know.

👇 What’s your biggest challenge when pitching a private lender?

10/16/2026

Giving someone 50% of a deal might sound easier than taking out a loan.

And sometimes, it is.

You may avoid monthly payments and gain a partner who’s willing to share the risk.

But if that deal makes $100,000, you’re potentially giving away $50,000 in profit.

That’s why it’s important to run the numbers before deciding how to fund your next investment.

👇 Would you rather split the profits with a partner or pay interest to a lender?

10/16/2026

Not every private lender evaluates a deal the same way.

Experienced lenders may look at your credit, loan-to-value ratio, property condition, and other factors before agreeing to fund you.

Friends and family may take a more relationship-based approach, while professional lenders often have stricter requirements.

Knowing who you’re approaching can make a big difference in how you structure your financing.

👇 Have you found it easier to work with personal connections or experienced lenders?

10/16/2026

You could have a great deal sitting right in front of you, but without access to capital, you might never get the chance to close it.

The good news? Potential lenders may be easier to find than you think.

Local real estate investor groups, Facebook communities, and networking events can connect you with people who are already funding deals in your market.

Sometimes the first step is simply knowing where to look.

👇 Where have you found your best lending connections?

10/11/2026

That’s the mindset shift when raising private money.

You’re not asking someone to cover an expense. You’re presenting an investment opportunity where their capital can earn a return and the loan is backed by real estate.

Family, friends, existing lenders, local investors, money partners—potential capital may be closer than you think.

The key is learning how to present the opportunity clearly.
