Here is your dose of Monday MotaVation

It's hard. All of the fears, anxiety, ideas, moments of triumph, and achievements. The rollercoaster ride never ends. The line may be long, but few dare to get on.

I am sure the list to achieve goals can differ for everyone, but this is my creed. This is what I remind myself each and every day.

1️⃣ BELIEVE IN YOURSELF

You must believe in yourself and remind yourself that your goals are achievable. No matter how crazy people think you are. There is a fine line between genius and crazy.

2️⃣ VISUALIZE A DESTINATION

You should plan your journey and visualize yourself accomplishing it.

3️⃣ COMPELLING REASON

You need to realize why you want to achieve your goals in the first place and find what motivates you. Your WHY! Do not let anyone persuade you otherwise.

4️⃣ ASSOCIATION

Surround yourself with like-minded people equally driven in their own pursuit of greatness. Find people to include in your circle who can be a resource for you and who you can be a resource for.

5️⃣ REWARD YOURSELF

When you are independent, there are few opportunities to be rewarded. Reward yourself with time to reflect and appreciate your hard work and dedication. YOLO: You Only Live Once. Remember to live life to its fullest. Our work is important, but through discipline, we can still find time for ourselves and our family (fun) without compromising our goals.

Imagine being wheeled into an operating room and there is just one doctor.

You ask where is everyone else?

The doctor responds, don't worry I can handle everything myself.

They tell you they will cover the roles of (1) the surgeon, (2) the surgeon's assistant, (3) the scrub person, (4) the anesthesiologist, and (4) the nurse. All by themself.

Would you be comfortable? It's obvious, you wouldn't be. Nor should you be!

When dealing with serious matters you want a TEAM of professionals to focus on the different areas of expertise.

Although divorce is not as life-threatening as surgery, it could have long-lasting impacts afterward.

When thinking about or going through a divorce, build your team of professionals to make sure each area is covered: law, financial, and emotional.

Financial issues are often the most important aspect of divorce, only 2nd to issues relating to children. Understanding the values of the marital estate and how your lifestyle post-divorce will be impacted is critical to your ability to thrive.

I don't pretend to know the law, and although I listen well, I am not the best emotional support, BUT I do know financial planning and how to help clients facing divorce with the financial aspects.

Let's say you are looking to purchase an investment property for roughly $900,000.

Fortunately, you have the funds to pay cash for the property.

Here is a quiz for you.

Do you

(a) Pay cash for the full purchase price and not carry a mortgage?

(b) Put 30% down and mortgage the rest?

(c) Buy 3 similar properties putting $300k down on each and mortgage the balances?

(d) Invest the cash you have in the market then use securities-based lending to provide liquidity to make down payments on 3 properties and finance the remaining amounts through a
mortgage?

The answer is never one size fits all! This was a real conversation I recently had. Conventional wisdom says if cash is available to pay for something, it is better than paying interest to buy it.

Maybe.

In this situation, the other person in this conversation could leverage the cash they had to purchase multiple properties, and the tenants would be paying the mortgage expenses in lieu of one property and all the cash sunken in that property then waiting to recoup the cash through the rents paid.

Even better, they could actually put their cash to work for them in the market and leverage those assets through securities-based lending to put down payments on the properties. Yes, there is interest charged with securities-based lending. Yes, there is an interest rate to mortgage the properties. Every situation is different. In this case, the cash flows of the rents would cover all of the interest-related expenses.

In this case, the person is able to grow their money in the market. Purchase multiple properties and ultimately have all the expenses paid through the rents and still have a positive cash flow on a monthly basis. In the end, they will have assumed growth in their investments, equity in the properties, and positive cash flow for as long as they own the properties.

The moral of the story is that it makes sense to talk these situations through with professionals who can not only look at options but also do the analysis to determine which is the best path forward.

Most people cannot account for the money they spend weekly let alone annually.

If you don't know what you are spending, how do you know how much you can save or should be saving?

Better yet, if you don't know what you are spending now, how will you know what you need in retirement?

Most people just save in retirement because they think they should, but have no idea how much they should be saving or what type of risks they should be taking.

My favorite part of a comprehensive financial plan is the cash flow analysis.
