Comfy Cozy Inns Host Management Services (CCInns) will create and optimize the Host’s Accommodation on one or more Third Party Platforms – this is the cornerstone of Host Managing your property to paying guests. ew the receipts and disbursements and the running, beginning, and ending balances to its Owner’s ledger. Guest Communication. CCInns will receive inquiries and communicate with potential guests to provide information about a Listing and resolve questions and complaints. Routine Maintenance CCInn will perform routine maintenance on the property as it sees fit. CCInns will automatically resolve all maintenance issues that are anticipated to be below the Host’s maintenance preapproval limit of $300. Routine Cleaning & Disposable Amenities. CCInns will contract for cleaning services for the Host’s Accommodations. A Cleaning Fee of $129 per stay is charged to the Guest in addition to the nightly Guest Fee for the Accommodation. The Host will be charged the full cost of the nightly cost to clean the Accommodations and to stock and replace disposable amenities such as toiletries and welcoming snacks. The minimum stay per booking is 7 nights. Remittance of Funds CCInns will receive funds from Guests through Airbnb (or any other Third Party Platform that CCInns and Host mutually agree to) on the behalf of the Host. CCInns will remit the funds received from the Third Party Platform and Booking Service to the Host, minus any fees payable by the Owner to CCInns. An Example of What Fees an Owner might expect: Airbnb deducts 3% of all Guest fees and also deducts applicable taxes paid by Guests before remitting funds to CCInns. There is also a 3 per cent third party booking service fee that CCInns will deduct along with our 24 per cent host management fee. That makes 30% in Fees that the Host will have deducted from the receipts CCInns receives (our competitors charge anywhere between 30 % to 35% in Fees.) That leaves 70% for the Host before deducting any repairs at cost plus and routine cleaning costs paid by CCInns (see previous paragraph.) Host acknowledges and agrees that CCInns may provide the Services through one or more third party vendors at its sole discretion. CCInns assumes no responsibility for a Host's compliance with any agreements with or duties to third parties, applicable laws, rules and regulations. CCInns will assist an attorney it recommends or an attorney the Host chooses but the Host is ultimately responsible for evicting Guests. If any Guest stays beyond the period agreed upon between CCInns and the Guest, Host will have the sole responsibility with regards to evicting the guest and any expenses, losses, or damages associated with the guest’s stay beyond the contracted period. Any eviction processing costs will be paid for directly by the Host. Insurance. Host agrees to carry at his/her own expense property and liability insurance, each in an amount not less than $500,000, naming CCInns, as an Additional Insured in form and substance reasonably satisfactory to CCInns. Host agrees to furnish CCInns with certificates evidencing the existence of such insurance upon request. Host may be required to obtain and maintain additional insurance in compliance with applicable laws and regulations or under other agreements. Host will be solely responsible for preparing and paying Guest’s own income tax return. CCInns is not responsible for advising Host with respect to taxes owed with regards to the Accommodation or any transactions contemplated by or facilitated by this Agreement. Routine Maintenance. CCInns is responsible for routine non-emergency maintenance to the Accommodation up to a maximum of $300. All maintenance or repairs CCInns performs will be charged to the Host’s ledger account at cost. Host may request that CCInna complete non routine maintenance also. Non routine maintenance requests by the Host will be performed by CCInns and CCInns will charge the Host's Account for the estimated cost and the Host will direct deposit the fund’s into the CCInns Operating Bank Account. If CCInns notifies Host that routine and non-emergency maintenance needs to be performed, Host agrees that it will timely complete such routine maintenance at its sole cost. Any delay will cause CCInns to resign from the agreement at the sole discretion of CCInns. Emergency Maintenance. If CCInns believes that emergency maintenance is required to protect or preserve the Accommodation from damage or to maintain services to a Guest, CCInns may, as soon as practicable, arrange for such maintenance to be performed. Any costs incurred by CCInns in connection with providing emergency maintenance will be debited to the Host’s bank account at cost. CCInns will attempt to communicate with Host regarding the need for emergency maintenance and steps being taken, but in no case will Host be relieved of liabilities incurred pursuant to the performance of emergency maintenance. Compliance with Law Host is solely responsible for compliance with all applicable laws and regulations. HOST HEREBY ACKNOWLEDGES THAT Comfy Cozy Inns Host Management Services (CCInns) IS NOT A REAL ESTATE BROKER, AGENT, OR INSURER. CCI HAS NO CONTROL OVER THE CONDUCT OF GUESTS, AND DISCLAIMS ALL LIABILITY IN THIS REGARD. The foregoing are Highlights only and if the Host is interested in entering into a Host Management Agreement with CCInns, we will provide you the full agreement for your review and your signature if you accept its terms.
