HOW do you sell a property that's in need of serious remodel but priced too high for investors and cash buyers?
Some assets are prime for Owner Occupant Buyers because of the neighborhood, size etc. and because Asset Management companies often price these assets too high to appeal to investors. But the condition scares non-investor buyers who have no idea of the cost to renovate. Here is where we get a full bid with actual materials costs and photos from a local contractor to place inside the property. We also include ads from the home improvement stores showing cabinet, lighting, flooring etc. costs. for DIYers. We then have a virtual photo made to include in the MLS and in marketing media showing what the room could like at the estimated cost. This helps buyers understand their bottom line and gives them a contact to start the process of re-designing the home.
