Lenders talk a lot about DSCR—but what does it actually mean?

DSCR (Debt Service Coverage Ratio) shows whether your business generates enough cash flow to cover loan payments.

A DSCR of 1.25x means you earn $1.25 for every $1 you owe in debt payments — that’s the cushion most lenders like to see.

Knowing your DSCR before you apply helps you anticipate questions, structure your request properly, and present your business with confidence.

One of the most common questions I ask business owners is: “What do you need the money for?”

You’d be surprised how often the answer starts with “working capital”—but after a short conversation, it turns out the real need is for equipment, a vehicle, a real estate bridge, or even permanent working capital.

The type of loan you pursue should match the need.

Working capital = short-term needs (inventory, seasonal cash flow, payroll)
Equipment loan = long-term assets that generate revenue
Real estate loan = property purchase or refinance
Permanent working capital = term loan to fund growth

Knowing your “why” before you apply helps lenders match you with the right product—and can save you time, money, and stress.

Last week I traveled to the Commercial Loan Broker Association Conference in Orlando, and I’m so glad I pushed myself to go!
