Many real estate investors rely heavily on Net Operating Income (NOI) when evaluating a property.
While NOI is an important metric, it doesn’t tell the full financial story.
Two properties may show the same NOI…
yet one may be financially stable while the other is quietly heading toward trouble.
Strong real estate operators look beyond NOI and evaluate things like:
• capital expenditure needs
• reserves
• debt structure
• liquidity
Understanding the numbers behind real estate requires more than reviewing one metric.
