C.A.R.’s July Sales and Price Report is here to help you showcase your expertise and demonstrate your REALTOR® value.

In July, California home sales retreated after a solid rebound in June. Still, they remained above their year-ago level for the fourth consecutive month as the market continues to search for sustained momentum and lower interest rates.

Here are key points from the July Sales and Price Report:

• California’s median home price slipped below $900,000.

• Existing, single-family home sales totaled 263,170 in July on a seasonally adjusted annualized rate, down 6% from June and up 1.1% from July 2025.

• The statewide median home price declined to $887,680, down 1.9% from $904,640 in June and up 0.3% from $885,180 in July 2025.

• Year-to-date sales increased 1.8%.

• At the regional level, home sales remained above year-ago levels in four of California’s five major regions in July, although the pace of growth moderated considerably from June. The Central Coast led all regions with an 11.1% increase from a year earlier, while the Central Valley posted a more modest gain of 2.9%. Sales in the Far North (0.8%) ticked up slightly year-over-year, while Southern California (0.%) and the San Francisco Bay Area (-0.1%) were essentially unchanged from their year-ago levels.

Condo transactions may be getting more complicated, but C.A.R.’s new Legal Quick Guide is here to help.

This week, the Federal Housing Finance Agency enacted a set of rules announced in March that change insurance requirements for condominium buildings and communities. The new rules require more thorough reviews of a condo association's finances, as well as the building's condition. The new rules also mandate that condo associations carry more reserves for maintenance.
