How is this even possible? Here is your Wow Wednesday financial tip. If you are disciplined with your budget and credit monitoring, you could possibly prequalify for a home 2 years after the date your bankruptcy has been discharged (not to be confused with the filing date). FHA loans allow buyers to make a purchase after the allotted 2 years, provided that the buyer is able to meet all other necessary requirements.

Credit score > 630 ✅
Student loans current ✅
At least 2 yrs of consistent work history ✅
Bank account and tax history ✅
No recent debt ✅

A fixed expense is a financial obligation that must be met weekly, biweekly, or monthly. These expenses are your non negotiable budget lines like mortgage/rent, homeowners/renters insurance, utilities, federal student loans, car note, car insurance, etc.

Variable, or discretionary, expenses are also important but have more flexibility within your budget. Examples include: groceries, cell phone bill, internet, streaming services, gas, hair care, etc.

If adjustments need to be made to your budget, go to your variable expenses for wiggle room first.
