Good Morning Change Agents!

We @ pray this message finds you all in great health physically, mentally, emotionally and spiritually.

Here’s an update on a few things we’re working on here at , and they are as follows:

- We are currently in Europe, pitching new digital art design concepts and financial strategies to customers.

- The launch of our website redesign will go live within the next 10-15 business days. The site will have an immersive user experience, with quality integrations, which will allow you to:
- book zoom appointments directly
- donate to Mission benevolence
- make initial deposits for projects

- Currently developing an AI-integrated software which will position us as a sought out SDVOSB leader in the Design space.

Our leadership team are pumped up!

The whiteboards are chaotic!

The growth trajectory and the future of this company is exciting and starting to sync.

We’re making a dollar out of 15 cents, but I’ll be lying to you if I didn’t say we’re not struggling.

We’re a SDVOSB start-up but we have the blueprint to scale. We just need a lender to take a chance on us.

Our ask is at 1.37 DSCR and we’re General Contractors that can underwrite deals better than your 10-year vets in the investment banking space.

We’re in the quarries! We just need a float to keep us afloat.

Running the numbers on this deal was a bit tricky.. here’s what I came up with:

Description: 16, 2 by 1. Sizes 1150-1300 sqft/unit

Asking: $2,850,000

Seller reported income to be $267,840 year. I just don’t see that being the case.

If we were to underwrite the deal and apply a 25% vacancy, we would lose ($66,960), grossing this property at $200,880/year; $16,740/month. With debt obligations (even with 20% down, you would barely be in the black. Expenses would put you in the red).

I would wait this one out until the seller is anxious to exit but realistically we would want to be all in $1.3-$1.5M (including renovations).

May have to bend a bit and offer a percentage of equity to lock it in.
