"Family discounts feel generous. At tax time, they can get expensive.

When a business owner rents property to a relative below market, the IRS stops treating it like a rental. Deductions shrink, losses disappear, and the gap in rent can even count as a gift.

None of that means you can't help family. It means you should decide on purpose. Charge fair rent and run it like a business, or give the discount knowing exactly what it costs you.

Either one can be the right call. Finding out after the fact is the part to avoid."

What a FUN and FLAVORFUL day at Pantana CPA’s 2026 Annual Halloween Chili Cook-Off! 🎃🌶️

First, a HUGE shoutout to all our chili chefs who brought their A-game (and their secret recipes)! 👏 Every single entry was absolutely delicious, making the judges’ job anything BUT easy! 😋

And speaking of judges… a BIG SHOUTOUT to our special guest judges from Dempsey Property Management, Inc. and Glitzy Goats! 🎉 Thank you for bringing your taste buds, your appetites, and your willingness to tackle the tough job of tasting all that delicious chili! 🌶️😂 We appreciate you helping us crown our champion!

After some serious tasting, debating, and probably a few extra spoonfuls… we finally had a winner! 🥁🥁🥁

"A rental property sitting empty still costs money. Mortgage interest, property taxes, insurance, utilities for showings. None of that stops when the tenant moves out.

The good news: those expenses can still be deductible, even in a year with zero rent. The deciding question is whether the property was genuinely held out for rent, meaning listed, priced at market, and available.

A property that's empty because nobody got around to listing it doesn't count. Neither does one you quietly use on weekends. And if the expenses create a loss, it often carries forward instead of disappearing.
