The economy is different today than it was a few decades ago.

Based on URA data, from 1975 to 1995, every S$1 invested in private properties in Singapore grew to S$10. (10x return over 20 years).

However, from 1995 until today, every S$1 invested only grown to S$1.30 (1.3x) on average for private property and S$2 today (2x) for HDB resale properties.

This is in line with the tendency in other developed economies, such as the United States, where property values routinely lag behind the general stock market index.

Furthermore, rental yields for property owners who rent out their apartments have often been around 2%.
