A principal and interest loan means your repayments go toward both the amount you’ve borrowed (principal) and the interest charged by the lender. Over time, this reduces the total balance of your loan.

An interest-only loan means your repayments cover only the interest for a set period, so the loan balance itself doesn’t reduce during that time.

Each option can suit different financial situations, depending on your goals and stage of life.

An interest-only loan is where your repayments cover only the interest charged on your mortgage, meaning the overall loan balance doesn’t reduce during that period.

This type of loan is often used in specific situations, such as by property investors looking to manage cash flow, homeowners completing renovations, or those needing short-term repayment flexibility during a transition period.

While it can help lower repayments in the short term, it’s important to understand that the loan balance itself isn’t reducing during this time, so it’s typically used as part of a wider financial strategy rather than a long-term solution.

Interest-only loans can be useful in the right situation, but it’s important to understand how they fit into your long-term plan.

Mortgage stress is becoming more common, especially in today’s economic climate. Understandably, it can feel unsettling and lead to questions about whether your current home is still affordable.

In many situations, selling your home isn’t the only solution.

There are often ways to reduce pressure through restructuring your loan, adjusting repayment terms, or reviewing your current lending setup.

Getting advice early can open up options you may not realise are available. Feel free to get in touch and have a chat.

I am incredibly grateful for reviews like this! It's important to understand your mortgage and your options, but it doesn't have to be overwhelming and complicated.

As always, it is my absolute pleasure to help my clients through their different situations.

A loan split is when your mortgage is divided across different portions, rather than being set on one single rate or term.

For example, you might have part of your loan fixed for stability, and another part on a floating rate for flexibility or a loan split across different fixed-term rates.

This approach can help balance certainty with flexibility, depending on your goals and comfort with interest rate changes.

There’s a lot of noise and uncertainty around interest rates right now and what they will do in the near future.

Unfortunately, no one has a crystal ball, so when it comes to your mortgage, what really matters is your personal situation: your loan structure, your goals, and your upcoming fixed term dates.

Rates will move up and down, but making decisions based on clarity (not speculation) is what puts you in the strongest position long term. If you’re unsure where you stand, it’s worth having a chat and seeking advice so you can make informed choices.

Sometimes the most helpful thing we can do is simply share how we’re feeling and get it out of our own head.

In my line of work, I see how often people carry that same kind of stress quietly, especially when it comes to big financial decisions and uncertainty. Often, clarity doesn’t come from solving everything straight away. It comes from being heard and talking things through. If you’re having a tough day, whether in life or around financial stress, talk to someone. It’s okay to say you’re not looking for solutions, just someone to listen.
