Pre-approval ≠ approval.

A lot of people find this out the hard way.

Pre-approval means the bank has looked at your situation and said “We’d likely lend you around this much.”

It’s a strong signal, and it tells you your ballpark, but it’s conditional, and it usually has an expiry date.

Full approval is when the bank has assessed the actual property and confirmed the loan on it.

The gap matters most at auctions and when an offer goes unconditional, because the property itself still has to stack up.

So treat pre-approval as a green light to go shopping with confidence, just not a blank cheque.

If you’ve ever been offered less than you expected or knocked back when you earn decent money, this is for you.

The bank isn’t judging your salary.

They’re working out what’s left of it after your living costs and existing debts, and whether you could still cope if interest rates went up.

That’s ”servicing.”

It’s why two people on identical incomes can get completely different numbers.

The one carrying a car loan and a few buy now pay later accounts has less room than the one who cleared them.

So if you’re trying to lift your borrowing power, clearing the small stuff often does more than chasing a pay rise.

Boring, but true.
