That awesome tree has beautiful Tui’s in it all the time. This morning there’s two in different parts of the tree zipping around and I can see a nest further up 💕

Over the years of owning my home, I’ve tidied the property and changed bits, got rid of some scraggy little trees, but this beauty is a keeper not only for what it looks like but for those Tui’s happy as zipping in and out

Yep you can have a tree as well.
Grass. A bbq area. Maybe space to relax.

One of the things I did when my kids were little was find every free thing in Auckland. We knew every park. Every flying fox thingy.
At the beach in winter digging holes and finding crabs - screaming - and always putting the rocks back.

For us with you - we look at yr spending however don’t change just to buy a home then relax back into what you used to do.
This is a time to think - could my/our spending be different?
What could I/we change?
Spending habits can always be revisited
Why work hard and give it all away..

So for us with you - it’s looking at
Where am I now?
Where could I be?
Whether yr buying a new home or investment or looking at a refinance and moving banks.
Every bank account is submitted in an application and we share the journey of yr income when yr paid so the assessor knows where it’s all going.

What a lovely gift to get from a client yesterday. Such a surprise.
We had an awesome journey together and they took a chance at an auction with a low deposit and won.
The structure of the loan had the small portion to get them under 80% as floating so they should get there dropping funds into it when they can and then when refixes come up of the bigger portions then move onto the special interest rates.
Thx to you both for this which made my 💕happy as it was so unexpected.

This morning’s meetings are about a sell/buy for a lady and then a possible pre approval for another client.
I spend Friday afternoons prepping for next week so I’m ready to go 😊

Clients refixing existing lending. And refinancing to new banks as well.
The market seems to be kicking off for Spring too. Let’s go!

We all work hard in our diff ways & yesterday my son Deyton graduated from UC with a B Com with his Major in Finance & minor in Marketing- what a proud moment for me & exciting time for him ahead 💕
He wants to get into the investment side of finance so now it’s down to finding a role in something leading to that.

For us - I’m back in Auckland last night & lots is happening.
Clients pre approved - secured an off market/quiet sale last night via negotiations so this morning we move forward with that.
I’m so happy for them 💥🤩
Other clients mid doing conditions so keeping in touch with those as we have the finance already.
Other clients looking at houses with unconsented parts so I’ll message them.
Cliebts with a pre approval looking at houses.
A client In Invercargill now engaging more with agents as more listings are being sold quietly eg not on the open market.
Clients coming back for pre approvals who took a break and can now see the market picking up again.
That’s a wee bit of the LTMI office today. 1st meeting at 9am and onwards we go.

Yep - it’s all about planning. You can do it with us together 💕

Today a cool solo settled in Cambridge. She’s done amazing by following the process, getting a pre approval and out looking. Yaaah ✅💕🏡

I feel like everyone’s Aunty 🤩

Lots of contact over the past few days by some clients we are getting pre approvals for. Already offering so may change to a live application 🤷🏻‍♀️ we got this!
That’s exciting!

Something to note is when we collect your documents we check them off as they come in then we update you as to what’s left. You’re always informed when it’s submitted to the bank and what the turnaround time is. Why is this? because each bank can tell us their leadtime - sometimes it’s way quicker, but that’s an approximate and it keeps you informed along the way.

That’s what we do together - you aren’t in the dark 😎

1st meeting today is at 9 AM and I’m prepped and ready to go. I love meeting new people and seeing what we can do.

Just a reminder, we can’t help everybody, but I’ll always let you know

Other clients fixing rates and emailing in advance about it and now the sun is shining. I’m really expecting to see more listings happening and that means more buying for you. Yaaaah 😊

Over here for a conference that I then withdrew from so that I can be in Christchurch on Tuesday for my son’s university graduation yippee 💕

So… flights were booked & accommodation so I just shortened those and still came here for 3 nights & fly ✈️ back Sunday

A meeting with lovely clients yesterday has turned to moving into a preapproval this morning in a 2nd meeting and an offer on a deadline sale next week

Today clients settled a cool house in a tiny town called Harihari just up from Fox glacier. Wow! What a cool country we have.

Just sent a new person a fact find to complete - awesome 🤩

💥💥💥Meanwhile 🤫 my room has just flooded from the shower - maintenance man has been. Not my fault & he was very kind. Moving me rooms 🔜

Monday evening I was out for dinner with my son Deyton who was seriously jet lagged from flying back from an exciting trip in time for my birthday & his Uni graduation next week at UC, however wanted us to go out 💕
I was def blessed with a great day - & still going 🙃. Dinners & lunches over the weekend that were amazing with friends, family video calls & things still to come - yaaaah! Helena also spoilt me 🎁

This week meetings so far have been about planning.
Like always - I’m about you learning.
Nz is a wee bit quiet mid winter however should kick off next month ✅🏡😊

Clients settling this Friday had a video call from me and a solo buyer in Cambridge settling Monday - awesome.

Next meeting is 11am - I’m prepped and ready.
All clients on zoom - I want us to know each other - not on email or the phone. In fact my phone is on silent. Focus for me with you.

It’s my big birthday today 🎂 yaaah 😊
Deyton (my son) landed at midnight to get back from Europe for my special day & then surprised me with flowers down at my morning cafe. Thx my son x
Along with a wee surprise from La Vista cafe & they sung to me 💥

Gifts from lots of people have arrived, video calls as well, so it’s quite exciting & so thoughtful 💕

Still talking property & insurance always.
My 💕 is happy.
Clients settling early this Friday are getting loan docs sorted.
Clients on Friday pre approved then had a How 2 buy session.
Another clients pre approval just arrived in my inbox.

🏡 The meetings Ive had this week have been great and in a quieter market, every single conversation counts even more than usual. But here’s what it’s been about so far..

People who were nervous, and convinced they weren’t ready to buy. By the end of those conversations they knew exactly where they stood. They had a plan. They had focus. One lady - I asked - you seem nervous - and she's sooo nice - I said - we got this!

A post this morning on a first home buyer’s page about whether they should stay renting or buying reminded me of starting my business back In October 2015. Nearly 11 years - yaaah!
You can see this is a year later & I put my office in my garage - freezing then hot 🥵 with a 2nd desk for my kids :-)
Then I moved into an external office for a year in Mission Bay then moved to an office in St Heliers for a long long time when Helena started with me - just recently vacating as the owner sold.

Why am I sharing?
Renting vs buying. It’s making something work. Times get tough, easy, tough, easy. We ride the waves of paying our mortgages, paying bills, house maintenance, council rate increases. However it’s your home.

Just like me in that garage - focusing on what’s ahead. Growing my business.
It’s all about your focus - wherever you are on the journey.
