It’s all go even tho Rangi Island has disappeared 🙃 & our winter is here

💥 Yesterday we had a cool couple settle in Wellington. They bought through a private sale however started off with a pre approval and out looking. Then this property appeared. Yaaah - happy clients 💕
💥 Today we’ve got clients settling in Chch. A cool English couple who also started with a pre approval. Did lots of looking & found such a nice home in the early $600s.

As you can see, it’s all about planning. Everyone is so different. I feel the sad thing is sometimes people think they can never do it and you probably can so it’s definitely worthwhile having chat.

Happy Monday friends!
It’s all go today. I’ve had my coffee out with people I chat to every weekday about the world around us - gets my brain thinking when you meet like minded people.

Today I’ve got a couple of meetings for Interest rates & How 2 buy sessions.
I’ll also video call 3 sets of clients & wish them well for settlements this week
💥 They are all ready Tuesday, Wednesday & Friday - awesome 🤩

Tomorrow waiting for lenders to let me know of clients going unconditional- that’s always a happy moment.

And a set of clients have messaged with acceptance of a completed new build with Ccc and title so that will all move ahead once we have the S & P agreement. They have a pre approval with us 😊

And some time for me today - maybe a Netflix movie however I’m currently reading a lot of Frieda McFadden books - she’s awesome.

You could sell stuff and use those $ to either clear debt or boost yr savings. With clothes I put them in piles.
Bin. Give to 2nd hand shop. Sell.
Or do you have 2 cars and only need 1?
I remember selling my kids clothes they outgrew and investing the $$s

It’s looking at things & thinking 🤔 do I really need this?
Over the weekend I saw someone’s house that was really full of stuff/clutter and it got me thinking 🤔

Next is then when you buy something?
Do I really need this?
I just got a new vacuum cleaner so my own post here will now nudge me to sell or gift the previous one sitting in the cupboard.

Clear house.
Clearer mind. Maybe $ in the bank.

This beautiful Tui is right outside my office. Singing and singing.
The sun is shining & it’s happy as.
It definitely made me pause & think.
Where’s it planning to fly next while it sits & tweets?

Life. It throws us curveballs however it’s what we do with those twists & turns that makes us happy & sing 🎶

I think as time passes & Lets Talk helps so many clients into homes - I’m also a bit of a life coach. Like the Tui thinking ahead.

Helping people think where their money is going. Making sure they have time to think, plan (& sing) & ultimately buy a home or refinance to a new bank or buy an investment property.
Finding your focus.
Enjoy the now however plan ahead too

Today I’ve got a meeting with my ANZ guy who helps me if I need anything for clients - we have a person at most lenders.
I’ve had Warren as my BDM (business manager) since I started 11 years ago now. Wow. Time flies. He’s a cool guy & sometimes challenges me back.

Every 2nd Tuesday here I am donating - now moved into platelets. A longer time but really needed.

This week Friday 2 cool sets of clients settle in Chch and Palmy. More on those next time.

On Monday a cool meeting with a solo lady prepping ahead.
She said - “wow that really opened my eyes wider” perfect!

We have meetings that get somewhere now or planning ahead & then some that just don’t get to the price a person wants to be at. That’s ok. We have to run the numbers.

A cool solo guy moved ahead to a pre approval In Invercargill- we helped his brother a couple of years ago. Such a nice family!

Oh what a great day it’s going to be 💕

An awesome solo buyer in Dunedin (my home town) settles today. I helped her sister & partner into a home as well 👯‍♀️
So happy for her finding a place to call home - well done.

Clients this morning doing rates for a refinance and other meetings 💕

We’ve had great meetings this week with clients moving into pre approvals so they can buy confidently. Along with insurance meetings going through. Lots of people offering on houses.

It’s all about the process for anyone out there.
