*Real Estate 101 ( Part 2)*
In 2004, a plot of land in a quiet environment by Nigeria Conservation Centre Lekki Laos was going for an average of N750,000.
As other discerning investors move into the environment, prices of land moved up exponentially to N50m per plot as at today.
That is over a period of 16 years, you can workout the Return on Investment (ROI). If my maths is correct that is 6566%, over 16 years I.e 410% per annum.
I don't think there is any investment that will match this. Nigeria Stock market was adjudged the best in the world in 2020 with an average of 50% per annum.
Inflation rate as at December 2020 is 15.75% above Fixed interest rate of less than 1% due to CBN policy of low interest rate.
Consequently , it is Real Estate and Stock market that can hedge against the high present inflation rate..
So , what is the secret of astute Real Estate investor. It is Location, Location Location.
Epe axis is another hub that has potentials to develop rapidly.
Due to the Ex Governor of Lagos State, His Excellency Akinwunmi Ambode, concerted effort to develop infrastructural facilities.
Price of land has moved from N300,000 to an average of N800,000 to N1.5m depending on the location. My projection in the next 5 years is that land will move exponentially to an average of N5 to N10m.
So if l were you, l will start buying plots of land at a low price now and even take advantage of instalments payment.
