最近在 Taman Melawati, Ampang 看到一间很有感觉的 Semi-D。

它位于 Jalan H，一带环境比较安静，住户密度也不会太高，适合喜欢空间感和私密度的家庭。

这间屋子是 2.5 层 Semi-D，土地面积约 7,750 sqft，建筑面积约 6,500 sqft。整体格局很宽敞，走进去的感觉更接近 bungalow，而不是一般的 Semi-D。

屋主在 2012 年曾经重新翻建，装修和重建成本约 RM1.8 million，并有 MPAJ approval。屋子目前保养得不错，基本上是可以直接入住的状态。

屋内有：
• 6 间睡房
• 6 间浴室
• 东南朝向
• 很大的阳台空间
• 宽敞的客厅、饭厅及家庭活动空间

我自己觉得，它会比较适合三代同堂、家庭成员较多，或者想住在 Taman Melawati、但又希望有 bungalow 式空间感的人。

地点方面也方便，附近有 SK & SMK Taman Melawati、Melawati Mall、Surau Tarbiah 及国际学校。出入 MRR2、DUKE、AKLEH 也方便，去 Wangsa Maju、Ampang 或 KL City Centre 都不远。

屋主目前的意向价是 RM3 million。

今天去参观了 Shah Alam Bukit Bayu 的独立式双层洋房，
真的有被惊艳到。🏡🌿

整个项目被保留森林（Reserve Forest）环绕，
不是普通住宅区那种“旁边有一点绿化”，
而是真的有青山、绿意和很安静的居住感。

整个项目占地约 29 acres，
最终只规划约 110 间独立式洋房，
低密度规划，住起来私密感会更好。

一走进屋内，最吸引我的就是超高挑空客厅，
整面落地玻璃把自然光带进来，
空间感非常强，住起来很舒服，也有度假屋的感觉。

房子的实用性也做得很好：
总共 6+1 房间。

楼下有 2 间大房，家里有年长父母的话会很方便，
不用每天上下楼。
另外还有佣人房，以及一个超大的储物室。

楼上则有 4 间大房，
主卧空间很大，还配有浴缸，
很适合喜欢在家好好放松的人。

项目位置在 Shah Alam，
开车上高速后，大约 20 分钟可到 One Utama，
享受大地屋的私密与宁静，同时又不会离城市太远。

另一个我觉得很加分的地方：
整个项目采用红砖建造。
相比一般白砖，红砖的建造成本通常更高，
在隔热、隔音及耐用度方面也会更有优势。

Phase 2 目前已经建好，即将交钥匙，
最后只剩 3 间可选。
