TDS on sale pf Property

*Many professionals and taxpayers have been facing confusion over the last few days regarding TDS payments for purchase of Immovable Property from Non-Resident deductees from 01.04.2026 under the new Income-Tax Act 2026.*

Please note that at present, *TDS payments relating to Non-Residents are required to be made through TAN login only, just as was being done earlier.* The applicable *Section Code appearing in the Challan List under New Act is 1057,* described as interest or other sums chargeable to tax (other than salary).

It is important to carefully note that the Finance Act 2026 amendment introducing *PAN-based payment mechanism is effective from 01.10.2026. Therefore, until 30.09.2026, the existing process through TAN login continues to remain valid and operational.*

Much of the difficulty currently being faced appears to be arising from partial reading of amendments and assumptions that the new PAN-based mechanism has already replaced the TAN-based process.

Before acting on viral posts or forwarded messages, it is always advisable to verify the effective date of amendments, as many statutory changes are announced earlier but implemented from a later notified date. πŸ™

Update on Intermediary Services under GST

W.e.f. 30.03.2026, yesterday:

Cross-border intermediary services (brokerage / commission, etc.) now eligible for refund (treated as export of services)
Such services received from outside India liable to RCM (treated as import of services)

Since the Finance Act does not prescribe a specific applicability date, the amendment is effective from the date of enactment (assent), i.e. 30 March 2026.

From April 1, some rules around salary and taxes have changed.

1. Salary Structure (50% Rule)

Basic salary is expected to be at least 50% of your total salary (CTC) for calculations.

2. PF & Gratuity

PF (12% employee + 12% employer) and gratuity are calculated on your basic salary.

3. Full & Final Settlement

When you leave a job, your settlement should be done within 2 working days.

4. Leave Encashment

Rules for unused leave and carry forward are clearer, but depend on company and state.

5. Income Tax System

The new tax system is simpler and easier to understand, no major changes in tax rates.

Advance Tax : Due Date 15th March 2026

If advance tax instalments are not paid by their respective due dates, interest is charged at the rate of 1percent per month on the amount of tax that remains unpaid

- March 15 is the last date to pay advance tax for FY 2025–26
- Taxpayers owing over Rs 10,000 must pay to avoid interest
- Seniors without business income exempt from advance tax

Under Section 208 of the Income Tax Act, β€œA taxpayer whose estimated tax liability for the financial year is Rs. 10,000 or more, after reducing tax deductible or collectible at source (TDS/TCS), is required to pay advance tax in four instalments".
