Stop falling in love with properties you can't get a mortgage on.

A client found a beautiful property, put an offer in, came to me for the mortgage and I had to tell them it was unmortgageable. It happens more than you'd think. So here are the six types of property that could cause you serious problems before you go any further.

✅ Non-standard construction
Concrete panels, steel frames, timber frames built before the 70s, most lenders won't touch them.

✅ Short leases
Anything below 80 years and you're looking at a costly extension before a lender will consider it.

✅ Cladding
High rise buildings without an EWS1 form or fire certificate,walk away.

✅ Spray foam insulation in the loft
If it hasn't been professionally removed and properly repaired, don't even book the viewing.

✅ Grade 1 listed buildings
Beautiful to look at, brutal to insure, and you'll need permission to change anything, including the paintwork.

Studios under 30 square metres. Most lenders have a minimum size requirement and these don't meet it.

Before you fall in love with a property, talk to a broker first. It'll save you a lot of heartache.

Someone used a bridging loan to buy Christmas trees. No really!

A garden centre owner spotted the opportunity to pre-purchase a whole stock of Christmas trees. He had the property but not the cash. So his broker arranged a 12 month bridge against the property. Christmas came, every tree sold, bridge paid back, profit taken.

Most people hear bridging finance and think property purchases, auction buys, chain breaks. And yes, that's most of it. But bridging can also help with stock purchases, working capital, paying off tax bills, refinancing. The Christmas tree story is just a good reminder that if you've got an unusual requirement and an asset behind you, it's worth the conversation.

The property influencers aren't wrong that the flat market is struggling. They're just wrong about why.

Blaming it all on one government or one politician makes for good content. It's not the full picture. What's actually happening is a perfect storm — three separate things hitting the flat market at exactly the same time.

One: the Lease Reform Act has been passed but not all parts are in force yet. Owners and buyers are sitting on the fence waiting to see what lease extensions are actually going to cost.

Two: amateur landlords are leaving the property market in significant numbers — and a disproportionate amount of what they're selling is flats. More supply, more uncertainty.

Three: the cost of borrowing has affected what buyers can actually purchase — and for first-time buyers, whose first port of call is almost always a flat, that matters.

Nobody caused this on purpose. It's just three things moving in the same direction at the same time.

There's a buy-to-let mortgage that runs until you're 99. Most landlords have never heard of it but it could be one of the most useful tools in your portfolio.

Here's why it matters. Right now you don't know how long you'll keep your properties. You might think ten years. Twenty years down the line you might want another ten. Plans change. Life changes. What you need is flexibility and the best way to have flexibility is a mortgage term that runs as long as possible.

A term to age 99 gives you options. You can sell or transfer the property when you decide to not because your mortgage term has forced your hand and you can't remortgage again.

A lot of landlords weren't aware this existed. Now you are.

Stop wasting your Saturdays viewing flats you can't get a mortgage on. These four things need to be on Zoopla or Rightmove before you even book a viewing because they're not just nice to know. They're the difference between getting a mortgage and getting declined.

Lease length. Unless you're buying a Mayfair mansion, you want 100 years or more left on the lease. Drop below 75 years and lenders start getting uncomfortable.

Service charges. These can vary significantly — and at the higher end you're looking at something that starts to feel like a second monthly payment. Know the number before you fall in love with the property.

Ground rent. If the ground rent is more than 0.1% of the property value, lenders get jittery. It's a detail most buyers never think to check — until it kills the mortgage application.

EPC rating. No law stops you buying a property with a low EPC rating — but an F or G will make lenders nervous. And ask yourself why you'd want to buy something you'll have to spend money improving straight away.

What they told you about using crypto for a mortgage deposit is wrong.

For years lenders flatly refused it. A handful have now changed their position and if you've converted your crypto into sterling and it's sitting in a UK bank account, there's a conversation to be had. Your solicitor will need to carry out full anti-money laundering and due diligence checks. Meet both requirements and you're in business.

Most lenders haven't moved on this. But some have and that changes things for a lot of people who assumed their crypto gains couldn't get them onto the property ladder.

Nobody is controlling the interest rates anymore.

Not politicians. Not the Bank of England. It's global volatility and right now it's pushing the cost of fixed rate mortgages in one direction. Swap rates, which are what lenders use to price their fixed deals, are reflecting that.

So if you're a first-time buyer, a mover, a remortgager, or a landlord what do you actually do in this kind of climate? You can't control what rates do. But you can have a plan and work it.

Look at your income, your family's needs, and your affordability across both a two and five year horizon. Then find a broker who'll run the numbers properly and run them again. That's not overkill right now. That's just sensible.

What if you could buy with a smaller deposit?

A lender has come to market with a 2% deposit mortgage. First-time buyers only, houses or flats, employed or self-employed. You still need to prove affordability the same way you would with any mortgage, but this opens the door for people who have been putting off buying simply because they assumed they needed more saved up.

A gifted deposit from immediate family members is also accepted, and there's a free valuation included.

It's not for everyone. But if the deposit is the only thing standing between you and buying — this is worth a conversation.
