Over the last few days, both 2 year and 5 year swap rates have moved higher. These are the wholesale rates lenders use when pricing fixed mortgages. When they rise, it can increase the cost for lenders to secure funding, which may influence fixed mortgage pricing.

Swap rates are not the rate you are offered, but they are a strong indicator of where mortgage pricing could head next.
