We can fund over 100% of your purchase price utilising bridging meaning you don’t have to put any of your own money into the purchase..

We have lending options up to 90% of the Open Market Value (OMV).

We can fund up to 80% of Gross Development Value (GDV).

This in theory can cover the whole purchase price plus give you funds towards the refurbishment.

So how does 100% purchase funding actually work?

If a lender is prepared to lend against the Open Market Value of the site rather than just the purchase price, there are situations where the loan can cover the full acquisition cost.

The purchase is fully funded before you’ve spent a penny of your own money on the property.

This kind of structure isn’t available from every lender, and it isn’t right for every deal. It hinges on the property being below market value (BMV).

In other words, there must be a gap between purchase price and rbe open market value (OMV).

You must also be doing a refurbishment to uplift the value of the property.

Dougie had a great time on his birthday. Uncle Alex spoiled him with mainly Newcastle United memorabilia and an England Rugby shirt 🖤🤍🏴󠁧󠁢󠁥󠁮󠁧󠁿.

Great to record some content with associate and friend, this week before the event. As a broker who has SPEED as one of their core principles, it is so important to be able to jump on the lap top when out and about.
