ATED. We’re not talking bad grammar for something that’s been eaten, but rather another mouthful - Annual Tax on Enveloped Dwellings! So why does it catch people out?

ATED applies to UK residential property worth more than £500,000 that’s held inside a company or similar structure.

On paper, it sounds quite niche. Something that only really comes into play if you’ve got a larger portfolio or a slightly more involved setup. In reality, we regularly see business owners and property investors caught out, not because they owe ATED, but because they didn’t realise they needed to deal with it at all.

A lot of this comes down to how it’s understood. There’s an assumption that it’s a simple yes or no. Either ATED applies, or it doesn’t. In practice, it sits somewhere in the middle.

Most issues come from a simple line of thinking: if there’s no tax to pay, there’s nothing to do. Unfortunately, that’s where things can start to unravel. Even where no ATED is payable, you may still need to submit a return to claim relief, and missing that step can lead to penalties for a tax you never actually owed.

So when should ATED be on your radar?

If you have:

✅ UK residential property
✅ worth more than £500k
✅ sitting inside a company or similar structure

…it’s worth asking the question.

In many cases, relief will apply. For example:

→ Buy to lets that are commercially rented
→ Development projects held for resale
→ Serviced accommodation and genuine hospitality businesses
→ Farmhouses linked to active farming
→ Heritage properties open to the public

But relief isn’t something that just happens in the background. It needs to be assessed, claimed, and reported correctly.

That’s where we tend to see things go off track. Returns get missed because “there’s nothing to pay”, valid structures still pick up penalties, and historic positions can quietly build into issues later on.

There’s also a wider point that’s easy to overlook. ATED doesn’t just sit as an annual compliance task, it can also bring capital gains tax implications into play on disposal, even where relief applied during ownership.

So it’s not just about the annual position, it’s about the full lifecycle of the property.

The takeaway is fairly simple. ATED itself is rarely the issue, it tends to become a problem when it’s not fully understood or properly dealt with.

If you hold property in a company, it’s worth a quick sense check, even if you’re confident no tax is due. Better to know than assume.

Today we’re celebrating the team with a few Easter treats 🐣

A small thank you for everything they do, day in, day out, and a great excuse to share a bit of chocolate at the same time.

We’re lucky to have a great group of people around us who really care about what they do.

That consistency, effort and care doesn’t go unnoticed. Well deserved.

Welcome to April. MTD month is here, and these are the key dates you need to know.

With 6 April just around the corner, one of the biggest challenges I’m seeing is that while people have heard of Making Tax Digital, they’re not always clear on when things actually happen, and what that means in practice.

I’ve pulled together a simple timeline to help make this clearer.

From HMRC letters landing, through to quarterly updates, and the shift away from the current Self Assessment system, there are a few key milestones that matter more than others.

This graphic breaks down:

• When MTD for Income Tax first becomes mandatory
• Who is affected and when thresholds change
• When quarterly updates begin
• Key deadlines across the 2026 to 2028 transition

It’s designed to give you a clear view of what’s coming, and when you’ll need to take action.

It’s important to understand what’s changing and what you need to do next. Quarterly updates and digital record keeping mean managing things throughout the year, not just at filing deadlines.

In my role as Associate Director at The Arkk Alliance, I’m working closely with clients on how this works day-to-day. If you’re unsure how Making Tax Digital applies to you, or want to make sure you’re set up properly from the outset, our team can help you understand what this means in practice and what you should be doing next.

Just give us a call or drop us an email at [email protected].

April 5th is fast approaching, and that means it’s time for the final payroll hurdle! 🏃💨

The UK tax year ends on 5 April 2026, and we want to ensure you are fully prepared for all statutory deadlines and requirements. Below is an overview of what to expect and what we may need from you to complete your year‑end accurately and on time. We’ve also pulled together a simple calendar to keep you on track over the coming months.

A smooth year end usually comes down to getting a few key things right early.

Here’s what we’d recommend reviewing now:

👥 Employee details
Please make sure everything is up to date, including any starters or leavers not yet reported, along with changes to names, addresses, or tax codes.

🧾 Final payroll checks
As you approach your final pay run for 2025/26, ensure all pay variations are submitted in good time. This includes bonuses, commission, overtime, and any outstanding information relating to statutory payments or adjustments.

🎁 Benefits and expenses
If your business provides benefits in kind, now is the time to start pulling that information together so P11D reporting can be completed accurately ahead of the 6 July deadline.

📅 Looking ahead to April changes
There are several updates coming into effect for the new tax year. This includes National Minimum Wage increases from 1 April, and changes to Statutory Sick Pay from 6 April, such as day-one eligibility and the removal of the lower earnings limit. It’s worth reviewing your policies and pay structures now to ensure everything is aligned.

We’ve covered some of these changes in more detail here:
🔗 National Minimum Wage → https://thearkk.co.uk/resource/national-minimum-wage-compliance-check/
🔗 Statutory Sick Pay updates → https://thearkk.co.uk/resource/day-1-employment-rights/

From our side, we’ll be:
• Processing your final FPS and any required EPS submissions
• Finalising all year-end payroll calculations
• Preparing and issuing P60s to your employees
• Supporting with P11D preparation where required
• Updating your payroll for 2026/27 in line with the latest HMRC thresholds and legislation

🧩 How you can help us prepare:
To help everything run smoothly, please make sure all relevant information is shared ahead of your final payroll cut-off, and flag anything unusual as early as possible. That might include backdated pay, termination payments, or anything outside the norm.

💬 Need support? If you’re unsure about anything or expect year end to look slightly different this time around, just reach out. We’re here to help make the process as straightforward as possible.

Making Tax Digital is coming in April 2026.

For a lot of self-employed people and landlords, it’s going to change how tax works day to day. It’s one of the biggest updates to personal tax in decades.

It’s not just a new form… it’s a move to digital records and regular reporting throughout the year.

This isn’t a small adjustment or another HMRC update you can deal with later. It’s a fundamental shift in how your tax is recorded, reported and managed.

So to help make sense of it, Jon, our Head of Tax, has broken it down simply 👇

✔ Who it applies to
✔ What actually changes
✔ What to watch out for
✔ How to get ahead of it now

At its heart, tax advice is about helping people keep more of what they earn and make confident decisions about the future. But tax considerations rarely sit in one place. Business structure, future plans, ownership, property, investment, succession… it’s all connected.

That’s why our approach at The Arkk Alliance focuses on understanding the full landscape rather than isolated decisions.

Our Tax Team works with business owners and individuals across a wide range of specialist areas including:

• Capital allowances
• Inheritance tax planning
• Corporate restructuring
• Share schemes and EOTs
• Patent Box and R&D
• Property and portfolio planning
• International tax matters

Good tax advice isn’t just about compliance, it’s about structure. We help you see the bigger picture and make informed decisions before opportunities pass.
