Stamp Duty changes - how will they affect you?

Changes to Stamp Duty thresholds mean that from 1st April next year, an extra 310,000 property purchases will be subject to a stamp duty bill.

The nil-rate band – the point at which movers start paying Stamp Duty – will drop from £250,000 to £125,000, and for first-time buyers, the threshold will now start at £300,000, as opposed to £425,000.

What does this mean for you? Well, for every mover paying more than £125,000, the Stamp Duty bill will increase up to £2,500. For first-time buyers though, the impact could be more substantial, with potential increases up to £11,250.

To put this into perspective, a first-time buyer paying £620,000 for a home will see their Stamp Duty bill rise from £9,750 to £21,000. Since Stamp Duty costs cannot be borrowed, first-time buyers may find their path to homeownership delayed or purchasing power reduced if they complete after 1st April 2025 as they will likely have to save more money upfront.
