Has the long-awaited Base Rate Cut Finally Arrived? πŸ˜ƒ

Well... No

It's remained at 5.25% as of 9th of May 2024.

If prices and wages keep rising more than expected, it's unlikely interest rates will go down soon.

It's hard to predict when a cut might happen; anyone claiming to know is lying πŸ€₯

Hopefully, we'll see rates drop at least once this year, but maybe more. We will have to wait and see.

Until then, there'll be uncertainty, causing lenders to speculate and adjust forecasts and mortgage rates.

I always say - The best time to buy or move is when you're ready, not when the markets say so.

Locking in a deal early is wise. We'll keep an eye on your lender's rates, so if they improve, we'll switch you to a better option when possible πŸ‘

Here's the key facts:

➑️ One borrower must be a first-time buyer.

🏠 The only product at time of posting is a 5-year fixed rate currently at 5.99% with no lender fee.

➑️ Maximum term is 40 years.

🏠 Loan amounts range from £95,000 to £495,000.

➑️ Available for houses only (no flats or new builds).

This opens up new possibilities for those stuck in the rental trap and are struggling to save the typical 5%-10% deposit required, whilst eager to step onto the property ladder.

🏑✨ I received the sweetest surprise from some amazing clients who recently completed on their new build! 🍰🍡

A delicious cake and some super premium tea bags were waiting for me in the letterbox today.

A few delays on the build along the way but that meant we could keep moving to lower rates as they appeared from the chosen lender.

Working with clients to achieve their homeownership dreams is always a joy, and feeling appreciated in return is the icing on the cake – quite literally this time! πŸ°πŸ’™

A very close friend of mine, in her early 30s, recently faced an unexpected cancer diagnosis whilst expecting a child πŸ‘Ά

It was a harsh reminder of life's unpredictable nature.

πŸ›‘ What truly reinforces my commitment as an insurance adviser is that 2 years ago, while she was buying her home, we discussed the importance of having some life and critical illness coverage.
