The Bank of Canada has lowered its policy rate by 50 basis points to 3.25%—the lowest since October 2022. This final rate cut of the year mirrors October’s, the largest since 2020.

CMHC is making changes, see below. Staring in December there are lower down payment requirements for purchases between 1 -1.5 million dollars for all home buyers. In addition to that 30 year amortization is now available for First Time Home Buyers and all New Construction Home Buyers, more details to follow but Great News!!

The Bank of Canada is holding the current interest rate level. One of the takeaways from this mornings announcement is the historic highs we are seeing with new housing construction and the resale market. Canadians desire for more living space and low interest rates have increased the ongoing issue of supply.

We have 3 mortgage insurers in Canada and 2 of the 3 are not following suit of tightening their underwriting guidelines.

Usually when CMHC makes a change Genworth and Canada Guaranty follow. This is not the case because the change was not made by the Minister of Finance but rather CMHC themselves.
