Buying a new home before the current one sells? Timing both sides can feel like a puzzle. Once the current home has a firm buyer, bridge financing may help cover the gap between buying and selling, depending on the lender. Planning the price, timing and terms of both deals together makes the whole process smoother.

How much does it really cost to own a home in Canada? More than just your monthly mortgage payment.

Property taxes, home insurance, utilities, maintenance and potential condo fees all need a place in your budget. And while some expenses are predictable, others can catch you off guard if you haven’t planned for them.

When we work together, I’ll help you review your finances, understand how much mortgage you may qualify for and, more importantly, how your mortgage payments fit alongside the other costs of homeownership.

Thinking about buying a home? Let’s look at the numbers and build a mortgage plan around your budget. Send me a message to get started!

Buying with less than 20% down? In Canada, a smaller down payment means the mortgage generally needs default insurance, which protects the lender and can make it possible to buy sooner. The premium is usually added to the mortgage rather than paid upfront, and insured mortgages often come with competitive rates.

What does this mean for you?
Under 20% down: You can buy with less saved, but a one-time insurance premium is usually added to your mortgage. Insured mortgages are only available on homes under $1.5 million.
20% or more down: There’s no insurance premium and you borrow less overall, though uninsured mortgage rates are often slightly higher.

Want to hear something really scary? Your mortgage renewal is coming up, and you’re planning to sign whatever your bank sends you.

Before you do, let’s talk.

Your current lender’s renewal offer isn’t necessarily the most competitive one available. And while signing might be convenient, you could be missing out on better rates, more flexible mortgage features or terms that make more sense for you.

That’s where I can help. I’ll review your current mortgage, shop around with different lenders and compare your options so you know exactly what’s on the table before making a decision.

Don’t let a missed opportunity come back to haunt you! Have a mortgage renewal coming up? Message me before you sign.

Many mortgages include prepayment privileges that let you pay extra without a penalty, such as lump-sum payments up to a yearly limit or increasing your regular payment amount. Even small extra payments can shorten the amortization and save a meaningful amount of interest. Limits vary by lender, and going over them can trigger a penalty, so it pays to know exactly what your mortgage allows.

Saving for a down payment on your first home? Your savings could come with a tax break!

The First Home Savings Account (FHSA) is designed to help eligible first-time homebuyers save for their first property while benefiting from valuable tax advantages.

With an $8,000 annual contribution limit and a $40,000 lifetime limit, FHSA contributions are generally tax-deductible, and qualifying withdrawals to purchase a first home are tax-free.

That means you could reduce your taxable income while building savings toward your future home.
