🏡 Your Mortgage Is Approved! 🎉 What NOT to Do Before Getting the Keys to Your New Home! 🔑

You hear those magic words: “Congratulations, your mortgage is approved!” 🥳

It’s exciting! But before you get the keys to your new home, there’s one important rule: KEEP YOUR FINANCES THE SAME! 🔑

Your mortgage approval is based on your financial situation at the time it was issued. Before the funds are released, your lender may review your finances again. Unexpected changes could put your approval at risk.

🚫 Here’s what to avoid until you get the keys:

🚗 Don’t take out a new car loan. New monthly payments can affect your debt ratios.

🛋️ Don’t finance furniture or appliances. Wait until after closing to furnish your new home.

💳 Don’t open new credit cards or increase your debt. Even small changes can affect your mortgage qualification.

💼 Avoid employment changes if possible. Switching jobs, changing from salary to contract work, or starting a probationary period could raise concerns with your lender.

✅ My advice as your mortgage broker: Keep your finances stable until your mortgage closes and the keys are in your hand!
