Starting April 1, 2026, Ontario is expanding its HST new housing rebate to all buyers, NOT just first-time buyers, for one year. This initiative offers up to $130,000 in relief on new homes valued at $1.5 million or less, aiming to stimulate construction and improve affordability for new homes, condos, and significant renovations.
Key Details of the Expanded Ontario HST Rebate (April 1, 2026 – March 31, 2027)
-Eligibility: All buyers (not limited to first-time buyers).
-Property Types: New, substantially renovated, or converted residential homes.
-Rebate Amount: Up to $130,000 in provincial HST relief (full 8% rebate).
-Home Value Cap: Maximum rebate applies to homes up to $1.5 million.
-Reduced Rebate: Homes valued between $1.5 million and $1.85 million will receive a reduced, phased-out rebate.
-Duration: Valid for one year, covering agreements signed between April 1, 2026, and March 31, 2027.
