Sourcing funds to invest

For those of us who understand that we need to invest some of our ‘hard earned’ to generate some passive income, it isn’t always easy to find the money to do that.

If there are a couple of lessons to take into account in this journey, they could be summarised as –
• Have a plan – remember: failing to plan is tantamount to planning to fail!
• Be disciplined, but above all
• Be patient.

Financial well-being prepares us for a confident future. The disciplines learned equip us to mentally and physically deal with challenges that inevitably arise.

Investment Success Contributor – Taxation:

In these difficult times that are preventing young families from participating in the Australian Dream of home ownership – and even more disturbingly making it almost impossible in some markets for families to find stable, long-term rental accommodation at an affordable price, talking about taxation strategies in property investment may seem cynical.

This is in no way the intention of this post, but the taxation benefits of negative gearing and the CGT system in this asset class are legitimate, legal and not to be ignored.

These two taxation benefits tend to come under extreme scrutiny around the time of elections over the past couple of decades – and they are featuring in media commentary more consistently these days.

There are economic arguments that favour the continuation of these benefits – and further economic arguments that suggest there are better ways to make first home ownership more affordable, and stable, long-term rental more available.

It involves the creation of a succession plan that should embrace the range of possibilities that might have a contrary effect. The possibilities include death of an owner (or co-owner), disabling injury or illness they might suffer, or more happily, their ultimate retirement.

For some, high levels of volatility are seen as a risk to their wealth: others seize it as opportunity.

Retirement contentment...a goal for most.

Many retirees and those approaching retirement aim for financial independence during that phase of their lives. That is, they don’t want to be dependent on social welfare at that time.

The reality for many is that not only do they have some dependence on the government support available, they realise the advantage of accepting that support.

The reality for most of us is that we fail to pay attention to retirement planning until quite late. This is often to our peril. Our article concludes with the reminder that ‘the earlier you start implementing a plan, the easier it is to achieve goals’.

Whilst AI has recently come into prominence, it has been known under previous iterations for some years. You will be familiar with the terms ‘machine learning’, cloud storage, and ‘data analytics’. These processes were steps along the way to the development of ‘artificial intelligence’.
