A first meeting is a conversation, not a commitment.

Here’s roughly how one tends to run. The first stretch is listening: what’s prompted the thinking, what’s already in place, what’s keeping you up at 2am. Then the numbers. Income, spending, debts, super statements, insurance inside and outside super. Real figures rather than rough guesses, because guesses just produce guesswork.

From there, usually a plain-English read on where things stand, what the options generally look like, and what going further costs, including timeframes and fees. Nothing is decided on the day.

General information only. Anything specific to your own situation needs a proper look at your full circumstances.

Here’s what surprises most people: lenders mortgage insurance doesn’t protect you. LMI protects the lender if a borrower can’t repay the loan. Not the borrower, not the guarantor. And it isn’t home insurance. Different product, different purpose.

It’s typically required when the loan-to-value ratio is above 80%. It’s a one-off fee, paid at settlement or added to the loan. If it’s added, you pay interest on it too.

Under the Australian Government 5% Deposit Scheme, first home buyers can buy with a deposit as low as 5% and avoid LMI, with the government guaranteeing part of the loan. Income limits and property price caps were removed from October 1, 2025.

“Can I use the equity in my home?” It usually starts with separating two numbers.

Equity is what your property is worth minus what you still owe. A $900,000 home with $400,000 owing is $500,000 of equity on paper.

Usable equity is narrower. Lenders often work to 80% of the value minus what’s owing, since going past 80% usually brings lenders mortgage insurance in. On that home, that’s $720,000 less $400,000, so about $320,000.

Then there’s borrowing capacity: income, debts, expenses and how a lender assesses repayments at a buffered rate. Solid equity and limited servicing can sit side by side.

Accessing equity also means more debt secured against your home, with real interest costs.

The big number in the ad grabs you. The smaller one underneath usually does more work.

That smaller figure is the comparison rate. For home loans it’s compulsory in the Key Fact Sheet, combining the interest rate with most fees into one figure so overall cost is easier to read.

Key Fact Sheets are compulsory for all home loans and use the same layout across every lender: interest rates, personalised comparison rates, total amount repayable and fees.

Moneysmart guidance suggests comparing establishment fees, ongoing fees and monthly repayments too. Even a 0.2% lower interest rate could save thousands over the life of a loan.

The names sound interchangeable, but each cover answers a different question. Death, permanent disability, a listed medical condition, or time off work. Where it gets tricky is the fine print: two policies can use the same word and define it differently, so the wording matters as much as the label.

The cover set up years ago was priced against the life of years ago.

Life, TPD and income protection often get set once and never looked at again. Meanwhile the mortgage grew, a second child arrived, or a relationship ended. The policy didn’t hear about any of it.

Moneysmart notes that after separation, it’s important to update insurance policies and review beneficiary nominations so they reflect changed circumstances. With a new dependent, it suggests reviewing life, TPD and income protection so there’s a financial safety net if something happens to the parent.

Worth knowing: cover held inside super doesn’t quietly adjust itself. Policy terms and cover levels don’t self-update.

“How much deposit do I actually need?” There isn’t one number, and that’s the part most explanations skip.

Moneysmart suggests a good savings goal is 20% of the purchase price plus buying costs, and notes a 20% deposit avoids lenders mortgage insurance. Where the loan-to-value ratio is above 80%, the borrower may need to pay LMI, a one-off fee protecting the lender if the borrower can’t repay. Moneysmart also says some lenders may accept as little as 5%.

Government schemes sit separately, each with its own eligibility rules. Under the 5% Deposit Scheme, expanded on October 1, 2025, eligible first home buyers can buy with 5%. General information only.

Change jobs a few times and super accounts can pile up quietly. An old account doesn’t close itself.

Under the rules, an inactive low-balance account (broadly under $6,000 with no amount credited in 16 months, where specified criteria are met) must be transferred by the fund to the ATO, which then tries to consolidate it for the member. Separately, funds must by law cancel insurance on accounts with no contributions for at least 16 months, and must contact the member first.

As at February 2026, about $21.5 billion in unclaimed super sat across roughly 7.3 million accounts, typically near $2,950 each. The ATO’s Super health check suggests reviewing super at least once a year.

Twelve weeks of bank statements can feel like handing over your diary. Fair enough. Here’s the why.

Australian lenders work under responsible lending obligations, so they can’t simply take your word on income and spending. They have to verify it. Statements show both: pay landing regularly, rent, childcare, car repayments, buy now pay later, the subscriptions we forget.

Why a quarter rather than a month? One month is rarely typical. Twelve weeks smooths out the quiet months and the holiday months, and picks up quarterly bills like rates that a single statement would miss.

It isn’t a judgement on your coffee habit. It’s a lender checking that repayments fit your actual life.

The price on the listing isn’t the number you need in the bank.

Moneysmart’s buying-a-house guidance sets out the costs sitting around the purchase price: stamp duty, payable within 30 days of settlement, transfer of registration costs, and legal fees, all on top of the deposit.

So the savings goal Moneysmart suggests is 20% of the purchase price plus enough to cover those buying costs. In that framework, a 20% deposit is the point where lenders mortgage insurance isn’t required, though deposit rules and scheme eligibility differ between lenders and can change.

Knowing which line items exist is how a purchase budget gets built, rather than discovered a fortnight before settlement.
