📣📣FEDERAL BUDGET 2026/27📣📣
THE BIGGEST TAX SHAKE-UP IN DECADES? OR IS IT?

The Federal Budget handed down on 12 May 2026 includes some major proposed tax and wealth-building changes that could impact investors, business owners, families, and retirees alike.

Here are some of the key takeaways 👇

🏡 PROPERTY & INVESTMENT
50% CGT Discount to Be SCRAPPED. From 1 July 2027:
• The current 50% CGT discount is proposed to be abolished
• Replaced with an inflation-adjusted cost base indexation system
• Applies to individuals, trusts, and partnerships
• Transitional rules are expected
• New residential builds may receive concessions

NEW 30% MINIMUM CGT TAX
• A minimum 30% tax on realised capital gains is proposed
• Applies even to pre-1985 assets

🏗️ Negative Gearing Changes
From 1 July 2027:
• Negative gearing for residential property limited to NEW builds only
• Existing properties owned at Budget night (12 May 2026) expected to be grandfathered until sold

👨‍👩‍👧 FAMILY TRUSTS
Minimum 30% Tax on Discretionary Trusts from 1 July 2028. Discretionary trust income to face a minimum 30% tax rate. The measure is NOT proposed to apply to:
• Fixed trusts
• Super funds
• Widely held trusts
• Charitable trusts
• Deceased estates

💼 PERSONAL TAX CHANGES
• Working Australians will receive a new $250 Working Australians Tax Offset from the 2027–28 financial year
• Simplified $1,000 Standard Work Deduction confirmed from 2026–27
• Medicare levy low-income thresholds will increase by 2.9%
• Changes are coming to private health insurance rebates from April 2027 for over-65s
• Pension supplement rules for Australians overseas are changing

✅ Tax Cuts CONFIRMED
Previously legislated reductions remain:
• 16% ➡️ 15% from July 2026
• 15% ➡️ 14% from July 2027
Applies to income between $18,201 and $45,000

🏢 BUSINESS & SMALL BUSINESS
• The $20,000 instant asset write-off has been permanently extended for eligible small businesses
• Electric vehicle FBT concessions move to a permanent 25% discount
• Businesses with turnover up to $1 billion can carry back tax losses for up to 2 years
• New start-ups may receive refundable tax losses in their first 2 years from 2028

⚠️WHAT HAPPENS NOW?
Important: These measures are currently PROPOSALS and still require legislation before becoming law. Parliament will continue sitting through May, June, and July 2026 to debate the changes.
