Bought your home in the last few years? Your loan probably needs a check-up ⚠️

Rates rose three times in 2026 (Feb, Mar, May) and the cash rate is now 4.35%. On a $600k loan that's roughly $290 more a month.

4 quick checks:

βœ… Is your rate still sharp? New customers often get better deals than loyal ones

βœ… How much usable equity do you have? It could fund your next deposit

βœ… Is your offset actually working for you?

βœ… Fixed rate ending? Start planning 3 months out

A court just handed the Bathla administrators another 12 months πŸ—οΈ

Here’s the part most headlines skipped: the NSW Supreme Court extended the deadline to 13 September 2027, but that’s time, not money. The administrators have about $4.7m in funding so far and are still talking to lenders.

The scale:

β€’ ~$3.4b in creditor claims (about $3.08b to secured lenders, $145m to the ATO)

β€’ ~219 projects worth about $4.87b, carrying around $3.13b in debt

β€’ About a quarter of lots under construction are already pre-sold

If you’re waiting on a build, or about to sign on a new one, swipe for the 4 red flags to check before you sign, and why builders get into trouble in the first place.
πŸ‘‰

Are you buying off the plan right now or has this scared you off? Tell me in the comments.

πŸ‘‰ If your settlement date has moved, your finance approval may have expired.

Buying your first home, explained in 5 steps 🏑

1. Save your deposit β€” you can start with 5% under the Government's 5% Deposit Scheme (no LMI, no income cap)

2. Know your borrowing power β€” income, spending, debts, plus a 3% buffer

3. Get pre-approved β€” usually good for 3 to 6 months

4. Find it and check it β€” inspection + conveyancer

5. Settle, usually 30 to 90 days later, and grab the keys

Save this for when you start looking πŸ“Œ

Prices are finally dropping in Sydney and Melbourne πŸ“‰ So is it actually your moment to buy?

Here’s the real picture:
πŸ™οΈ Sydney is down 7.1% from its peak
🌊 Melbourne is the budget pick at a $787k median
β˜€οΈ Perth is still up, but cooling fast

The catch? Repayments still eat way more than 30% of most incomes, and the RBA makes its next rate call on 29 September.

βš–οΈ The RBA held the cash rate at 4.35% on 11 August β€” a unanimous decision and the second consecutive hold after three hikes in February, March and May.

Here’s what a hold actually is: it’s a pause, not a rebate. The three increases earlier this year are already in your repayments and they aren’t coming back.

Governor Bullock was direct β€” inflation is still too high, and the Board will raise again if upside risks materialise.

Headline inflation sits at 3.8%, and the RBA doesn’t expect it back near the midpoint of the target band until late 2027.

The next decision is 28–29 September. That gives you roughly seven weeks of known pricing to review your rate, model a split, and stress-test your budget at 4.60% instead of 4.35%.

Restructuring is always cheaper before you need to than after. DM us RATEPLAN and we’ll review your current structure at no cost.
