Zenith Aged Care Advice Helping families untangle the often complex world of Aged Care

17/09/2026

A great example of why Aged Care and Centrelink advice is such a specialised field.

We recently provided advice to a family around aged care where the mother had a significantly shortened life expectancy . It was also clear the father would shortly need to enter full time care. As part of our advice we suggested the family talk to their Lawyer about severing the Joint Tenancy on the home to allow the Mother to pass her share to her Children rather than the Husband. This would have assisted in greatly reducing the Husband's aged care fees and ensuring he kept his Pension after an entry to care.

A couple of days later I received the following email from the client, my response is below.

> Hi Simon,

> Mum and dad entered are as of today. Due to mum and dad’s deteriorating health dads lawyer has suggested that they transfer the house under Torrens title to me and then I pay the costs of the aged care until their passing.

> Could you please inform of the impacts of this on the aged care funding. If you are aware of the tax implications that will help as well.

> Hi John. Put simply, gifting you the home now would be a disaster.

Secondly, assuming you do this before Mum becomes a permanent resident, she will enter
as a full fee paying resident paying a DAP of $51,800pa instead of a DAC of $26,300pa.

If you were to transfer the house to yourself now (and I assume keep it), you will need to pay aged care costs of around $210,000pa for the 2 of them and around $120kpa for Dad once Mum is gone.

< BAD idea!

We always ask clients how they heard about us. Usually, it's a Friend, Solicitor, Aged Care Facility, Social Worker, Financial planner etc but this one was certainly different.
"I was at the Cinema with a friend waiting for the movie to start and telling her how confusing and daunting the Aged Care system was and how worried i was about my Mum and how she could could afford it. "

The women sitting behind me leant over and said,

"I don't mean to eavesdrop but you need to go and See Simon from Zenith Aged Care at Caringbah, he was fantastic for my Dad"

Who needs to pay for Cinema advertising?

Only took them 5 years to work out this guy was selling illegal to***co.
Apparently they were fooled by the several boxes of candy, the small drink fridge and the 3 coin operated crane machines that had been paying his rent.

Wow! When you get a Google review like this. Its extremely humbling....

Please listen to me. If you’re elderly or you are caring for elderly family members, make an appointment to see Simon. I know, you think you don’t need it. Yet. But you will. And you may as well be as knowledgeable as you can be.
Simon knows so much and shares it in a way that is easy to understand terms. And you may baulk at having to pay, but I assure you, you will make up whatever your spend is in the money Simon saves you.

I can’t recommend Simon enough

This Christmas, did you notice a decline in a loved ones health? Perhaps a move into Residential Aged care might be closer than you think.
Don’t leave it until the last minute. Vacancies are tight and room prices have increased significantly in the last 12 months. The post November rules have made the system even more confusing (not to mention more expensive).
Luckily some new residents will enjoy grandfathered care costs, even with an entry into care in 2026. How do you know what rules apply to your situation? What costs your loved one will face? Can you trust Centrelink to make the correct assessment (with over 15 years experience, that’s a big NO from me!).
Don’t leave thinks until the last minute, find out the facts, what the costs will be, what can be done to minimise the financial burden of aged care and move forward armed with knowledge, not guess work!

Last night’s 7.30 report has exposed a growing backlash to the government’s aged care reforms, with experts warning that the co-payment model risks leaving seniors worse off and undermining the sector.
