🚨 Charitable Giving & Taxes: Important 2025 Deadline 🚨

Here is a short 10‑minute video breaking down a big tax change most people haven’t heard about yet.

Starting January 1, 2026, the One Big Beautiful Bill Act significantly reduces the tax benefit of charitable giving for many taxpayers — especially higher‑income households and itemizers.

👉 Why 2025 matters

• New limits on charitable deductions begin in 2026

• High earners may lose ~10% of the tax benefit on the same gift

• A new AGI “floor” means smaller donations may not be deductible at all

đź’ˇ What you can do now

• Consider bunching multiple years of giving into 2025

• Use a Donor‑Advised Fund (DAF) to lock in today’s deduction while giving over time

• Donate appreciated stock instead of cash to avoid capital gains

📌 There is a new deduction for non‑itemizers starting in 2026 — but it’s limited ($1,000 single / $2,000 married) and does not apply to DAFs.

What should real estate investors understand and review regarding their tax returns?

It blows my mind how often mistakes are made when it comes to tax preparation. This is especially true with real estate investors due to the added complexity of owning real estate and reporting it properly on one's tax return.

I read the book Wanting by Luke Burgis. It helped me to realize how little of what I thought I wanted came from within, but rather, what I thought I wanted came from those around me. People that I modeled based on what they wanted or had.

This was really eye-opening. We as humans don't actually know what we want. We model others. Often times others are flashing money, fame, cars, houses, and more. We want these things too. Not because we truly want them but because we are following our models. These things don't bring true happiness. Good relationships with loved ones are one of the strongest indicators of happiness. This is backed by science. But you don't need science to tell you this. Just look in the mirror. Think about your life and imagine your funeral. It doesn't take long to realize that relationships are everything!
