Can we talk about some of the reasons people avoid a cost segregation study?

Because we hear these constantly and honestly, it's disappointing.

"The paperwork isn't worth the headache."
"I missed my chance. I should have done this at closing."
"I just have a small rental; this probably doesn't apply to me."
"Is it even worth the cost?"

None of these is true. Not a single one.

We've helped property owners (who said every one of these things) walk away with tax savings they didn't think were possible.

Most people assume the window is closed. It usually isn't.

Here's something a lot of business owners don't know: the government will actually reward you for innovating.

The R&D tax credit is a dollar-for-dollar reduction in your federal tax bill. Itโ€™s one of the most underused incentives out there.

This credit was built for companies developing or improving:

Honestly, the number of businesses that leave this credit unclaimed because they don't think they're 'doing R&D' is staggering!

A lot of people think cost segregation is only something you do when you first buy a property.

Itโ€™s not!

Renovations can be just as valuable. Any time youโ€™re putting money back into a property, there are usually components of the project that may qualify for accelerated depreciation.

And, even if youโ€™ve owned a property for a while and never had a study done, you didnโ€™t miss your chance. You can still go back and potentially pick up meaningful tax savings.

The point is, this isnโ€™t a one-time opportunity at closing. There are multiple chances to get it right.

What would you do with an extra $230,000?

A grocery store owner purchased a $4.2 million property. Without a cost segregation study, the investment would have been written off over 39 years, as most commercial property owners do.

Our team identified $980,000 in assets eligible for accelerated depreciation. Refrigeration units, specialty lighting, flooring, parking improvements, and more. Stuff that the IRS actually allows you to write off MUCH faster!

Year one savings? $230,000. That went straight into a second location.

This is why I love what we do. The tax code has built-in tools that most people never use, usually just because nobody told them they could. This is a fixable problem.

Most businesses I engage with believe that they can't claim the R&D tax credit after they have filed their annual taxes.

Let me clear up this misconception.

You CAN amend returns and claim the credit retroactively, typically for the past 3 years. Businesses can recover hundreds of thousands in missed tax credits through a retroactive study.
