I have had quite a few calls recently from clients (especially landlords) who are concerned after receiving emails from letting agents about new compliance rules and quarterly submissions.

Let me clarify, as there is a lot of confusion around this.

This relates to Making Tax Digital for Income Tax, but it is not starting for everyone yet.

You will only need to submit quarterly updates if your rental and/or self-employed income exceeds ÂŁ50,000 from April 2026.

This threshold will reduce to ÂŁ30,000 from April 2027.

Important points that many people are misunderstanding:
• The threshold is based on income (not profit)
• It includes rental and self-employed income combined
• Your salary is not included in this threshold

Example:
If you earn ÂŁ45k in employment and ÂŁ40k from property income, you are not required to submit quarterly updates yet.
