There’s more to choosing a mortgage than just comparing interest rates.
Fees play a big part in the total cost of a deal, and understanding them upfront means fewer surprises later.

This includes lender fees, solicitor costs, survey charges, and in some cases a broker fee — which I’ll always explain clearly from the start so you know exactly what’s involved.

If you’d like help understanding the fees for your situation, message me “FEES” and I’ll talk you through it.

A fixed rate gives you stability and predictable payments.
A variable or tracker rate can move up and down, often offering more flexibility and sometimes a lower starting cost.

The right choice isn’t about which one is “better” — it’s about which one suits your lifestyle, your plans over the next few years, and how comfortable you are with rates moving.

If you’d like help comparing fixed and variable options based on your personal profile, message me “RATE” and I’ll talk you through it.

🏡💸What Credit Score Do You Need for a Mortgage?

A mortgage isn’t based on your Experian or ClearScore number — lenders look at your overall behaviour.
Things like on-time payments, sensible credit use, stable bank conduct and a clear deposit source often matter far more than the score you see in an app.

Every client’s situation is different, so the impact of your credit depends on your personal profile. I’ll always explain what lenders tend to look for and how to put yourself in the best possible position.

If you’d like a free check-in on how your credit profile might be viewed, drop me a message.

⚠️ Quick Budget reaction.
Lots of noise in the speech today — but the market reaction is what really matters for mortgages.

We’re looking at around £26 billion in tax rises by 2029/30. Big headlines, but the key thing I’m tracking right now is how gilts, SONIA and SWAP rates are moving.

Early signs?
✔️ Gilts are dropping — a typical reaction when the government raises more through tax and relies less on borrowing.
✔️ A softer gilt market can filter into a softer SONIA/SWAP market — which is what lenders use to price fixed-rate mortgages.
✔️ That doesn’t guarantee cheaper mortgage rates, but it can give lenders a little more room to adjust pricing in the coming weeks.

It’ll take 24–48 hours for the full picture to settle… but initial signs are decent.

If you want to understand what today’s Budget might mean for your mortgage, remortgage or buy-to-let plans, just drop me a message — always happy to help.

“How much can I borrow?” is the question everyone wants answered first — and the truth is that each lender can calculate affordability differently. They look at your income, outgoings, credit history, dependants, property type, and the term of the mortgage to decide what’s sustainable.

Because every client’s situation is unique, affordability really depends on your profile. I’ll walk you through how it works and give you an idea of what different lenders may offer based on your income and circumstances.

If you’d like a quick affordability guide based on your situation, drop me a line with "Afford" and I'll help.

🏡💸MORTGAGE 101 — Why Use a Mortgage Broker?
A broker can help you compare different lenders, prepare your documents properly, and guide you through the full mortgage process — from the first conversation right through to settlement.

One of the biggest advantages is tailoring the mortgage to your personal profile — your income type, deposit level, family situation, credit history and future plans all influence which lenders and products may be most suitable for you. No two clients are the same, so making sure the solution fits your circumstances is key.🫶🤝

If you’re thinking about buying, remortgaging or reviewing your options, send me a message with “READY” and I’ll share my free mortgage-preparation checklist.

Everyone asks it… “How much can I actually borrow?” 💭

It’s not just a multiple of your income anymore.
Two people earning the same can be offered completely different amounts — it all depends on how the lender views your income, spending, and lifestyle.

Online calculators are fine for a rough guide, but the real answer comes from understanding how lenders see you.

If you’d like to know your real figure — whether you’re buying, remortgaging, or investing — drop me a quick message and I’ll help.

Most first time buyers are only focussed on deposit... thats only part of the story 👀

Lenders care about how you manage your money just as much as they do that you have a deposit.

With the right plan and right advice, you can be ahead of the curve when you get your offer accepted and your mortgage application submitted.

If you're thinking about buying your first home and want to make sure you're ready for the mortgage application. Drop me a line and we can talk through it.
