If Steve Doran only bought near home, he says he’d be doomed.

He lives in South East London and owns no short lets there, because the numbers don’t work. His short lets are in the Midlands, the North East and Cumbria. His HMOs are in Essex.

His advice is to start with your strategy, then find the area where it works. If the goal is to be hands off, the property can be anywhere. Sometimes further away is better, because you’re not driving over for every small job.

Where’s your furthest property from home? 👇

We looked at gross yields on let homes on Lendlord. Terraced houses came in at a median of 6.86%, compared with 5.71% for semis. When we compared within the same city, terraces led in 25 of 27 cities.

The widest gaps were in Barnsley, Bradford and Hull. Bristol and Swindon were the two places where semis came out ahead.

These figures are gross, so voids, running costs and the mortgage aren’t included. Before you make an offer, run the numbers on both house types in the area you’re buying in.

78% of bridging borrowers use a limited company. But why?
It’s not necessarily about getting a better interest rate.

We analysed 272 bridging deals and found some interesting differences in borrowing amounts, LTVs and exit strategies between company and individual borrowers.

The biggest takeaway? How you plan to exit your bridging loan matters just as much as how you enter it.

Swipe through for the numbers.

The Property Register opens on 15 December 2026, and every landlord in England, plus every property they let, has to be on it.

Here’s what it involves:
- £65 per property, every year
- 9 regional deadlines, running from 14 March to 14 November 2027
- Up to £40,000 in penalties for false or repeat breaches

Your deadline depends on where the property is, and West Midlands goes first.

In Lendlord you can get every let ready in four steps:
1. Add the postcode and see each property’s region and deadline
2. Copy your GOV.UK pack, with every answer in the order the register asks for it
3. Fill in gas, electrical and EPC dates for each dwelling
4. Store your registration number and expiry date so renewal doesn’t slip past you

Your tenancy agreement doesn’t need a printer.

Send it for e-signature straight from the tenant’s profile in Lendlord. Each tenant gets an email to review and sign, and the signed copy goes back into their documents.

When it’s signed, the agreement goes back into the tenant’s documents.

Your agent received the rent in October. It reached your bank later. Which date counts for MTD?
Under the cash basis, it’s the date your agent receives it. Record the full rent as income and agent fees separately, then match the bank payout without counting the rent twice.

Your Q2 update is due by 7 November 2026 and includes cumulative totals from 6 April to 5 October.

Swipe through the checklist, then review and submit through Lendlord’s MTD Hub.
