Inflation rate holds steady - Figures recently published by the Office for National Statistics (ONS) revealed that the Consumer Prices Index (CPI) 12-month rate – which compares prices in the current month with the same period a year earlier – held steady at 6.7% in September

Economy stages partial rebound - Growth statistics released last month by ONS showed the UK economy returned to growth in August following a sharp decline in July, although forward-looking indicators continue to suggest the outlook remains uncertain.

Jobs market continues to cool - The latest figures released by ONS were dubbed ‘experimental estimates’ produced under a new calculation that attempts to account for low response rates to the labour force survey.

Retail sales in autumnal fall - Official retail sales statistics reported a sharper than expected decline in sales volumes during September while more recent survey evidence suggests the current trading environment remains extremely challenging.

New analysis has highlighted that the most in-demand UK commercial property sector currently is industrial/ warehouse space, as companies look to facilitate and improve their ability to deliver online purchases to customers as efficiently as possible.

Our latest Economic Review covers:

→ Following its latest meeting, which concluded on 20 September, the BoE’s Monetary Policy Committee (MPC) voted by a narrow margin to leave Bank Rate unchanged at 5.25%. This was the first occasion since December 2021 that an MPC meeting had not resulted in the Bank’s benchmark rate of interest being raised

→ The latest monthly GDP statistics produced by ONS revealed that the economy shrank by 0.5% in July. This figure was worse than all forecasts submitted to a Reuters poll of economists with the consensus prediction suggesting the economy would suffer a 0.2% contraction

→ According to ONS data published last month, total retail sales volumes rose by 0.4% in August. This growth in the quantity of goods bought by consumers follows July’s 1.1% fall when sales were impacted by an unseasonal spell of wet weather which upset normal summer spending patterns

→ ONS data recently revealed that government borrowing totalled £11.6bn in August, the fourth highest amount ever recorded for that month. The figure was also £3.5bn more than the government borrowed in the same month last year and was slightly ahead of analysts’ expectations.

Savills ‘Market in Minutes’ review has highlighted that pricing uncertainty has intensified due to a combination of fewer assets coming to market and transactions taking longer than usual, in what they describe as ‘a relatively volatile market environment.’ CBRE has been analysing the performance of the UK retail sector in H1 2023 – yields have remained stable for shopping centres and high streets, while retail park yields are starting to be squeezed. The latest Knight Frank analysis of the UK hotel sector shows that transaction volumes were around £860m in H1 2023, 60% below investment volumes for the same period one year earlier. New research CoStar Group has highlighted that for the first time the number of firms choosing to withdraw from warehouse space has exceeded those occupying them.

✅ Following its latest meeting the Monetary Policy Committee ( ) voted by a 7-2 majority to raise Bank Rate by half a percentage point. This was the 13th successive increase taking rates to 5.0%, their highest level for 15 years.
✅ Figures published last month by the Office for National Statistics showed that average weekly earnings excluding bonuses rose at an annual rate of 7.2% in the three months to April. This was up from the 6.8% recorded in the previous three-month period.
✅According to the Office for National Statistics, sales volumes grew by 0.3% in May, exceeding economists’ expectations of a small monthly decline.
✅The latest gross domestic product figures revealed that the UK economy grew by 0.2% in April, following a fall of 0.3% in March. The Office for National Statistics said retailers and the film industry, along with strong trade in bars and pubs were the main drivers of growth, outweighing contractions in both the manufacturing and construction sectors.

A recent survey by Knight Frank and Cresa, a commercial real estate firm, has highlighted that over the next three years, half of the biggest international employers (those with more than 50,000 employees) are anticipating reducing their global office space by between 10 and 20%. According to the recently released ‘UK hotel market overview’ from leading hotel agency and investment property practice Avison Young Hotels, transactional activity this year has slowed, with Q1 2023 figures down 33% year-on-year. This slowdown has been attributed to ‘interest rate increases in response to high inflation and the increasing cost of debt.’

Activity in the housing and mortgage markets is hotting up – and cooling down. According to the latest Residential Market Survey from the Royal Institution of Chartered Surveyors, a run of thirteen successive negative monthly readings for new instructions ended in May, marking the strongest reading for new listings since March 2021. Yet house prices are still predicted to fall in the second half of the year. What next for house prices? House price growth dipped in May and notably the annual rate of growth fell to -1.0%, marking the first time since 2012 that house prices have fallen year-on-year2. It remains to be seen which way the market will veer in the second half of 2023..

Recent releases from Savills presented mixed signals for the residential market, with the UK Housing Market Update pointing to recovering market activity in May, even as the English Housing Supply Update for Q1 2023 revealed a quarterly drop of 20% in new homes completed.The average price of UK detached homes has increased by 74% in the past decade, according to new research by easy Money, making it the house type with the largest value increase over that period.

London’s £10m-plus property market recorded its strongest performance since the 2016 Brexit vote in the year to March 2023.
