🇮🇪🏠 SELLING YOUR IRISH PROPERTY WHILE LIVING IN AUSTRALIA?

There’s something many Irish expats don’t realise until they’re trying to get the sale proceeds released.

If you're a non-resident selling Irish property, your solicitor may need Revenue clearance before the proceeds can be released — and evidence that your Irish tax obligations have been dealt with may be required as part of the process.
And that's only the Irish side...

🇦🇺 If you're an Australian tax resident, the sale may also have Australian CGT implications — even though the property is in Ireland.
You therefore need to consider the tax position in both Ireland and Australia, including whether Irish tax paid can potentially be taken into account in Australia.

The mistake? Waiting until the property has settled to work out the tax position.
